CITY OF GEORGETOWN
ZONING BOARD OF ADJUSTMENT MEETING
MINUTES
JANUARY 15, 2002
Joe Pondrom called the meeting to order at 6:03 p.m. Other Board members present were Thomas
Bennett, Sheila Johnson and Tom Nichols.
Staff members present were Carla Benton, Development Planner, Tammye Sharpe, Recording Secretary,
and Patricia Carls, City Attorney.
1. Action from Executive Session. None.

2. Consideration and possible action on a Public Hearing for a Variance to the Zoning Ordinance
for Glasscock Addition, Block 15, parts of Lots 5 & 6, located at 307 E. 6th Street, Georgetown,
Williamson County, Texas. Carla Benton gave the staff report. Tom Nichols asked the
question as to what would happen if the request for two parking spaces were not passed.
Nichols made it clear he did not want to stop the progress of the construction to be carried on,
but felt like the two parking spaces in the front of the existing house would take away from the
look of the house, and suggested that there be the one parking s pace. Bill Russell, who
resides at 315 E 6th Street (next door neighbor), was concerned about having the addition’s
window by his fence, and stormwater runoff onto his property from the overhang crossing the
property line. Building inspection’s department is handling the building related issues. Gene
Browning and John Laverriere, applicants, asked the Board to consider their special conditions:
the remodeling of the structure was permitted, and the structure has progressed significantly.
Nichols made the motion to approve variances to:
Section 2.0203.1.a to allow 1 required parking space to be located within front yard setback
Section 7.102 to allow only one parking space to be provided
Section 2.0203.1.a and b. and Section 8.202 to allow the existing encroachments in the front,
side and rear setbacks, as it would be compatible with the surrounding neighborhood and
preserve consistency for the public interest.
The findings of fact are:
- There is no necessary hardships involved as the configuration and design for the lot occurred
prior to City ordinance
- The hardship different from those affecting the rest of the public faced with the enforcement of
this same provisions is the other option to provide parking would create an unseemly
appearance to the front yard by increasing the parking in front of the house
- The spirit of the ordinance will be observed by maintaining the consistency with the
neighborhood and by not creating an offensive appearance in front of the house
- Substantial justice will be done because the request is appropriate and compatible.
Sheila Johnson seconded the motion, which passed by a vote of 4-0.
3. Consideration and possible action on the Minutes of the July 17, 2001. Tom Nichols made a
motion to approve the Minutes as written. Sheila Johnson seconded the motion, which passed
by a vote of 4-0.
4. With no further business, the meeting was adjourned at 6:42 p.m.
