A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF GEORGETOWN,
TEXAS, ESTABLISHING AN AGREEMENT BETWEEN THE CITY AND ALU -
CUT INTERNATIONAL REGARDING THE SEQUENCE OF EVENTS FOR THE
DEVELOPMENT OF 2.708 ACRES OWNED BY THE CITY, BEING PART OF AN
8.534 ACRE TRACT OWNED BY THE CITY AND ALU -CUT INTERNATIONAL,
LOCATED IN THE RUIDOSA IRRIGATION COMPANY AND CLEMENT
STUBBLEFIELD SURVEYS, ON THE WEST SIDE OF INDUSTRIAL AVENUE,
AND ESTABLISHING AN EFFECTIVE DATE.
WHEREAS, a rezoning for 267 acres in the Ruidosa Irrigation Company and Clement Stubblefield
Surveys from RS, Residential Single Family to Commercial, First Height was approved by City Council
on March 14, 1989, included the subject property and required that no development permit be issued for
the subject property prior to: a) recordation of a plat of the subject tract and; b) Planning and Zoning
Commission and City Council approval of a Detailed Development Plan;
WHEREAS, Alu-Cut International wishes to lease and develop 2.708 acres owned by the City,
being part of an 8.534 acre tract owned by the City and Alu-Cut International, located on the west side of
Industrial Avenue, and the City wishes to assist Alu-Cut International and expedite the development of this
property;
WHEREAS, the actual configuration of the lot on which Alu-Cut International proposes to develop
will be impacted by the final alignment of the FM1460 (Leander Road) extension;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
GEORGETOWN, TEXAS, THAT:
SECTION 1. The facts and recitations contained in the preamble of this resolution are hereby
found and declared to be true and correct, and are incorporated by reference herein and expressly made
a part hereof, as if copied verbatim. The City Council hereby finds that this resolution implements the
following policies of the Century Plan - Policy Plan Element:
1. Economic Development Policy 1, which states: "Georgetown's economy is self-sustaining
through diversified growth, a broad tax base with minimal impact from economic fluctuation,
enhanced business opportunity and job creation";
2. Growth and Physical Development Policy 1, which states: "The City will ensure that future
land use patterns provide economic, cultural, and social activities to all residents, businesses and
organizations, and the City's development process encourages new and infill development";
and further finds that the adoption of this resolution is not inconsistent or in conflict with any other Century
Plan Policies, as required by Section 2.03 of the Administrative Chapter of the Policy Plan.

SECTION 2. The following establishes the sequence of events agreed to by the City and Alu-Cut
International. The City will initiate a rezoning request to be considered by the Planning and Zoning
Commission at their February 3, 1998 meeting, to revise the restriction included in the rezoning of the
subject property to allow site development of Alu-Cut International on the 2.708 acres owned by the City,
prior to recording the plat at the Williamson County Courthouse. Alu-Cut has submitted a Detailed
Development Plan to be considered by the Planning and Zoning Commission at their February 3, 1998
meeting. Provided the Detailed Development Plan is approved by City Council, and all staff signatures
are obtained on the mylar of the Detailed Development Plan, a building permit for the 2.708 acre tract
owned by the City will be issued to Alu-Cut International. The City will initiate the platting process for
the entire 8.534 acre property, which includes the 2.708 acres owned by the City, at its earliest
opportunity, and the plat must be approved and recorded at the Williamson County Courthouse prior to
issuance of a Certificate of Occupancy.
SECTION 3. The Mayor is hereby authorized to sign this resolution, and the City Secretary to
attest thereto an agreement between the City and Alu-Cut International regarding the sequence of events
for the development of 2.708 acres owned by the City, being part of an 8.534 acre tract owned by the City
and Alu-Cut International, on behalf of the City of Georgetown.
SECTION 4. This resolution shall be effective immediately upon adoption.
