A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
GEORGETOWN, TEXAS, GRANTING A PETITION FOR THE
ANNEXATION OF APPROXIMATELY 17.7368 ACRES IN THE JOSEPH
FISH SURVEY NO. 232 TO BE KNOWN AS SHELL RANCH SECTION
THREE, LOCATED ALONG SHELL ROAD AND OWNED BY SHELL
RANCH DEVELOPMENT, INC., AS DESCRIBED IN EXHIBIT A OF THIS
RESOLUTION
WHEREAS, Shell Ranch Development, Inc, owner of approximately 17.7368 acres in the
Joseph Fish Survey No. 232, has petitioned in writing for annexation of these tracts by the City;
and
WHEREAS, the petition describes the area by metes and bounds and is acknowledged in
the manner required for deeds by each person having an interest in the area; and
WHEREAS, the area is one-half mile or less in width, is contiguous to the City limits of
the City of Georgetown, and is vacant and without residents; and
WHEREAS, the date of this resolution is after the 5th day but on or before the 30th day
after the date the petition was filed; and
WHEREAS, as a Home -Rule Municipality, according to Chapter 43 of the Texas Local
Government Code, the City of Georgetown has the authority to fix and extend its municipal
boundaries and annex area adjacent to its boundaries; and
WHEREAS, the City Council has determined that the annexation is in the best interests
of the City of Georgetown; and
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF GEORGETOWN, TEXAS, THAT:
SECTION 1. The facts and recitations contained in the preamble of this resolution are
hereby found and declared to be true and correct, and are incorporated by reference herein and
expressly made a part hereof, as if copied verbatim. The City Council hereby finds that this
resolution implements the following policies of the Century Plan - Policy Plan Element:
1. Environmental and Resource Conservation End 3.0, which states: "The physical
qualities that make Georgetown attractive are protected"; and

2. Growth and Physical Development End 7.2, which states: "Annexation procedures and
standards benefit the community";
and further finds that the adoption of this resolution is not inconsistent or in conflict with any
other Century Plan Policies, as required by Section 2.03 of the Administrative Chapter of the
Policy Plan.
SECTION 2. The City Council of the City of Georgetown hereby grants the petition to
annex APPROXIMATELY 17.7368 ACRES IN THE JOSEPH FISH SURVEY NO. 232, TO BE
KNOWN AS SHELL RANCH SECTION THREE, LOCATED ALONG SHELL ROAD AND
OWNED BY SHELL RANCH DEVELOPMENT, INC., as described in Exhibit A of this
resolution, which includes the petition.
SECTION 3. The Mayor is hereby authorized to sign on behalf of the City Council of the
City of Georgetown.
SECTION 4. This resolution shall be effective immediately upon adoption.

Please accept this letter as our petition for the annexation of the attached Exhibit "A" into the city
limits of Georgetown, Texas. Attached is Exhibit "A' a metes and bounds description of the land
we would like annexed. Shell Ranch Development, Inc. is the owner of the tract, which is
17.7368 acres. Included within the boundary of this tract is Shell Ranch Section Three.

FIELDNOTE DESCRIPTION of a 17.7368 acre tract of land out of and a part of the
Joseph Fish Survey No. 232, Williamson County, Texas, being a portion of that 42.775 acre tract
conveyed to Rosemary Shell Tanner by deed of record in Volume 1872, Page 708 of the
Williamson County Deed Records, and of that 195.137 acre tract conveyed to Joy Shell Adkins
by deed of record in Volume 1872, Page 708 of said Deed Records; said 17.7368 acre tract is
more particularly described by metes and bounds as follows:
BEGINNING at a i/2" iron rod found in the curving westerly right-of-way'line of Shell
Road (80' R.O.W.) as dedicated by deed of record in Volume 1751, Page 872 of said Deed
Records, same being the easterly line of said 42.775 acre tract, said iron rod being the
southeasterly corner of said 32.0976 acre tract;
THENCE, leaving the southerly line of said 32.0976 acre tract, along the curving westerly
right-of-way line of Shell Road, being the easterly line of said 42.775 acre tract, with a curve to
the right having a radius of 2760.00 feet, a central angle of 18"04'14", a chord which bears
S39°55' 14"W a distance of 866.87 feet, for an arc distance of 870.48 feet to a'/z" iron rod set for
the southeasterly corner hereof, from which a calculated point, being the point of tangency of said
curve to the right, bears with said curve to the right having a radius of 2760.00 feet, a central

curve to the left;
15) With said curve to the left having a radius of 5.00 feet, a central angle of
90°00'00", a chord which bears N28°24'28"W a distance of 7.07 feet, for an arc
distance of 7.85 feet to a ''/z" iron rod set for the point of tangency;
16) N73°24'28"W, a distance of 146.62 feet to a calculated point in the northwesterly
line of said 42.775 acre tract, being the southeasterly line of said 195.137 acre
tract, from which a '/2." iron rod found for the common westerly corner of said

curvature of a curve to the left;

curvature of a curve to the right in the southerly line of said 32.0976 acre tract;
THENCE, leaving the easterly line of said 36.1820 acre tract, along the southerly line of
said 32.0976 acre tract, being the northerly lines of the remainders of said 195.137 acre tract and
said 42.775 acre tract, the following nine (9) courses:
