9. VARIANCE - LOT 32, BLOCK 2, OAK CREST ESTATES, RIVERSIDE UNIT.
Staff has no objections.
Comments: Staff feels this would set a precedent that would create
problems.
Location and Surrounding Area.
Located between Gabriel View Road and the North San Gabriel River south of
John Thomas Drive and North of Addie Lane. Area is low density single
family residential.

Comments: 1.) Letters were sent out per legal requirements. No responses
were received.

Staff has no objections.

Partially located within city limits, south of Thousand Oaks Blvd. and
West of 1-35. Area is single family and multi -family residential.

Comments: Plat is resubmitted for approval because of changes as follows:
1.) Reduction of number of lots from 141 to 128.
2.) Request for additional duplex lots. Changing from 44
lots to 50.
3.) Drainage requirements have been met.
4.) Plat approval conditioned upon plat meeting all ordinance
requirements.
5.) A variance is needed to allow Lots 5, 6 & 7, Block "E",
to exceed the 22 times depth to width ratio.
