MINUTES
1. Call to Order:
The meeting was called to order at 6:07 p.m. Richard Nesbit appointed Harold Hergert as a voting
member for this meeting.
2. Financial Reports:
A. Richard Nesbit read the financial status report, prepared by Lori Langford, City of Georgetown.
Below is the report as of December 31, 2011. (Note: The majority of property tax collection
occurs in January)
YTD Revenue: $14,616.79
YTD Expenses: $36,063.12
Current Funds Available: $159,499.67
Motion to approve financial status report as read: Harold Hergert; second Bill Weber. Vote to approve
was 4-0.
3. Consideration and possible action to approve the minutes of Georgetown Public Improvement District
#1 (PID) meeting held December 13, 2011.
Motion to approve December 13, 2011 minutes: Harold Hergert; second Alex Hayes. Vote to approve
was 4-0.
4. Follow up information regarding the disposition of our request to the City to have the PID Agendas and
Minutes posted on the City website.
No update at this time.
5. Matt Saulsgiver, Sunterra representative gave an update on landscaping.
Recent rain is giving way to ant mounds which are schedule to be treated Friday, January 13, 2012. Cold
season weeds in the common areas will be treated the week of January 16, 2012. If it rains more, amount
not specified, irrigation will run normally in the spring. If it does not rain, irrigation will run one (1) day
a week.
Mary Drake, Resident, presented five (5) pages of comments and pictures, noting weed, garbage,
common area and empty lot issues.
More specifically:
A. Plantings within the circle at the Village Commons entrance are asymmetrical (due to some plants
dying out?). Otherwise the remaining planting appear to be in good shape.
B. Park bench at Village Commons circle needs painting.
C. Trail marker at Village Commons entrance is broken and leaning against tree.
Richard Nesbit offered to go look at it to determine if the marker is rotted or damaged from
vandalism.
D. Summers Green pocket park has weeds and ant hills.
Summers Green is being taken care of by the City of Georgetown.
E. Weeds are growing in the new path at the Westbury Entrance.
F. Garbage is accumulating in grassy area north side of Shell Road. Mary and her husband picked up a
good deal of garbage. A rake is needed to reach the rest. Garbage cans in this area are full or near
full.
G. Many landscaped areas are down to bare ground without any mulch.
H. Area under trees (north side of Shell Road between Village Commons and Westbury) is very weedy
– visible from Shell Road.
This is on Sunterra’s to-do list.
I. Planting bed near trees above is empty except for weeds.

J. Also in this area, there is a smashed utility box of some sort with exposed, frayed cables lying on the
ground. (Shell Road in between Village Commons and Westbury).
K. Also noted garbage in the southwest corner of Shell Road and Madrid. They are real estate signs.
Sunterra picking all signs up on January 11, 2012.
L. There is silt fence on the corner of Madrid and Shell.
Bill Weber to call Gehan Homes on January 11, 2012 to see if the fence belongs to them.
6. Update on placing bids with the City for resurfacing the Gazebo.
Four (4) bids were turned into the City. Richard Nesbit presented three (3) of these bids at the meeting to
include: ATX Construction; Sam Rich and Sundek of Austin. A fourth bid, name unspecified, was
submitted that required one third money down at time of mobilization. Richard Nesbit to check with the
City to see if the payment requirement of this potential subcontractor is permitted. If so, the bid will be
included with the others for review. The PID Board will vote on final accepted bid at the February 14,
2012 meeting.
7. Update of Section Six (6) being brought into the PID.
Thirty five (35) of 122 petitions mailed have responded. The deadline for majority in number as well as
majority in appraisal value is January 20, 2012.
8. Update on City approval of new selected board members, Vincent Uthoff, Jason Collar and Mary Drake.
Approval of Harold Hergert and Mike Ashley moving from alternate to voting members.
Georgetown City Council approved the new board members as well as the alternate to voting
membership status at the January 10, 2012 City council meeting. It was Item I on their agenda.
9. Elect new officers for the position of President, Vice President, Treasurer and Secretary.
Tabled until February 14, 2012 PID meeting.
10. New/Other Business
A. Richard Nesbit informed us of a January 24, 2012 meeting at Georgetown Public Library on
January 24, 2012 at 7:00 p.m. where Commissioner Valerie Covey will discuss a proposed senior
low income housing project slated for approximately 33 acres east of the GTV Rosedale
entrance. Richard Nesbit and Cheryl Welch have a meeting with Commissioner Covey on
January 11, 2012 at 1:00 p.m. on this same subject.
B. Bill Weber addressed W-1 sale. Specifically the sale of acreage to KB Homes who intends on
tracking fifty two (52) site built single family homes on lots approximately 42x120 in size.
11. Opportunity for residents to address the PID.
There were no comments.
12. Motion to adjourn at 7:10 p.m.: Harold Hergert; second Bill Weber. Vote to approve was 4-0.
