Minutes
1. Call to order:
The meeting was called to order at 6:03 pm.
2. Financial report:
Financial Statement provided by Lorie Lankford, Accounting Supervisor City
of Georgetown. (A copy is attached to the minutes). We are on course for
deposits, and have approximately $34,000 available in the account. The
mailboxes were purchased as approved in the previous meeting.
3. Approval of meeting minutes- April 14, 2009:
A motion was made to approve the minutes for the above date.

4. MAINTENANCE OF FENCE LINE ALONG SHELL ROAD:
ACCORDING TO CHANCE, ANYTHING BETWEEN THE FENCE AND SHELL
ROAD IS UP TO THE PID TO MAINTAIN. THE PID COULD POSSIBLY
SPLIT THE COST TO REPAIR THE FENCE WITH GREEN BUILDERS FOR
THE FIRST TIME, THEN NOTIFY HOMEOWNERS THAT THEY WILL BE
FINANCIALLY RESPONSIBLE FOR ANY REPAIRS IN THE FUTURE.
CHANCE WILL HAVE THE LAWYER LOOK AT THIS ISSUE, ESPECIALLY
REGARDING QUESTIONS OF PROPERTY LINES, OTHER FENCES IN
NEIGHBORHOOD, AND HOW WE SHOULD PROCEED. CHANCE WILL
FOLLOW UP AT NEXT MEETING.
S. SUNTERRA - SHELL ROAD IMPROVEMENTS:
JOSH FROM SUNTERRA ADDRESSED CONCERNS ABOUT WEEDS AND
ANTS IN POCKET PARKS, AREA AROUND LARGE TREE BETWEEN
BEDFORD PARK AND MAILBOXES, AND MAINTENANCE OF BEDS ALONG
SHELL ROAD.
6. DISCUSSION REGARDING BEDFORD PARK - CITY VS PID:
BEDFORD PARK PLAYGROUND AREA IS NOW PART OF PARKS AND
REC., WHILE SOME OF THE PONDS ARE PART OF STREETS AND
DRAINAGE. THE PID MAINTAINS THE REST. WE WOULD LIKE TO SHIFT
RESPONSIBILITY TO A SINGE ENTITY, POSSIBLY THE PID. THE PID IS
CURRENTLY PAYING UTILITIES FOR THE AREAS TAKEN BY THE CITY,
BUT WE HAD MONEY TAKEN OUT OF OUR BUDGET. WE WILL NEED TO
APPROACH CITY ABOUT THIS.
7. STATUS OF SECTION 6:
TO INCLUDE SECTION 6 IN THE PID, SIGNATURES OF APPROVAL
WOULD NEED TO BE COLLECTED FROM OVER 500/0 OF THE
LANDOWNERS. A PORTION OF THIS IS STILL OWNED BY THE
DEVELOPER. A LETTER COULD BE SENT OUT OFFERING ADMITTANCE
INTO THE PID, WITH PAST TAXES WAIVED. IF RESIDENTS DO NOT
AGREE, CHANCE COULD ASK THE CITY TO TRADE THIS AREA FOR OUR
SINGLE CONTROL OF BEDFORD PARK. SECTION 6 WOULD MOST
LIKELY NEED TO SET UP THEIR OWN HOA TO ADDRESS THE
MAINTENANCE OF THEIR SECTION IF THEY CHOOSE NOT TO JOIN THE
PID.
S. FOLLOW-UP ON ISSUES RAISED BY RESIDENTS DURING APRIL 14,
2009 MEETING:
Comments regarding Mr. McGann's above ground pool: Tom would like to
allow the pool to stay since there are at least 6 pools total right now. Cheryl
would like to make a motion allowing Green Builders to decide according to
the guidelines in neighborhood documents. Mike would like to support the
guidelines and the developer, while giving residents plenty of time to become
compliant. Grace would rather not make a vote regarding the issue since no
decision made by the PID on this question is final. The sentiment was
expressed by several members that if this is allowed, it could be a "Pandora's
box" with other violations. It seems that some of the documents are in conflict
regarding this issue, but in 2004 the Design Guidelines for New Improvement
Construction disallowed above ground pools. It was recommended to the
homeowner to circulate a petition to possibly suggest a change in the
guidelines.
The issues of Mr. Friend will be resolved by Chance this week. Mr. Huntley's
issue regarding his a/c unit has been resolved and he will no longer receive
notices.
The resolution was made to support the enforcement of the current CCR and
Design Guidelines but to be as generous as possible in time allowed for the
affected homeowners to become compliant.

9. GEORGETOWN VILLAGE PID GOVERNING RULES:
THE PID WILL NOT BE CHARGED LEGAL FEES FOR THIS UPDATEF BUT
THE BOARD SHOULD SUBMIT RECOMMENDED CHANGES TO MICKEY
RUNDELL AT THE CITY OF GEORGETOWN. CHERYL WILL RESEND OUR
PREVIOUS SUGGESTED CHANGES FOR THE BOARD TO REVIEW BEFORE
THE NEXT MEETING.
