1. Called meeting to order at 5:15 pm.
2. Read and Approve Minutes from September 5, 2006.
A motion was made to approve the minutes from the September 5, 2006. meeting.

Motion passes five (5) to zero (0).
3. Discuss and Possible Action Regarding Board membership Appointments and
Replacements.
Discussion to add item to next agenda regarding current membership status and openings
to be posted for additional board members to serve from community.
4. Introduce New Board Members - Mark Gram and David Goodrum.
Mark Gram and David Goodrum were appointed by Mayor Nelon to serve as the
Developer Representatives on the GTV PID #1.
5. Discuss Sunterra Landscape Maintenance Work To Date and Any Other 1:5`-1'
Maintenance Issues. `J f
Mark Gram stated that he has meeting with Sunterra's Rep ever Thursday to review the +�
landscaping maintenance being performed. The consensus was that the maintenance
is
much better than previously. Mark Gram added that he is working to enhance present
landscaping by changing and improving the shaping of hedges and shrubs to yield a
consistent look. Mark Gramm asked the board to consider if the board wished to approve
expenses by action, or allow him approve items in between meetings and review at next
board meeting.

6. Discuss New Status of GTV Entry Sign/Landscaping ar Shell Road.
David Goodrum explained that the rollout of the new signage and proposed additional
landscaping would occur with the development of Section 9.
7. Discuss Landscape Maintenance Needs- Replacement of 3 Controllers, 14 ]heads.
Discussion on the authorization for replacement of equipment needing repairs. Brian
asked Mark Gram to request of Sunterra an analysis of the status of our irrigation
systems, and to prioritize repairs needed if any.
8. Discuss Proposed Management Company To Oversee Maintenance, Resident
Complaints, Architectural Control Committee, ETC.
David Goodrum and Mark Gram updated the board on the Developers intention to hire a
Management Company (Alliance) to oversee the responsibilities of the Developer, and
would like to discuss how Alliance could help oversee maintenance. Brian Ortego asked
the question of how this would work with the PID having the overall responsibility to
oversee the approval of maintenance items now. Brad Johnson asked what other
communities Alliance currently worked with. David mentioned that when the agreement
is finalized, he would introduce Alliance rep to the board.
