A Resolution of the City Council of the City of Georgetown, Texas, granting a Petition
for the Voluntary Annexation of 314.54 acres in the Burrell Eaves Survey, and directing
publication of notice for proposed annexation
Whereas, the owners of the hereinafter described area of land have requested the governing body
of the City of Georgetown, pursuant to Local Government Code Section 43.028, by written petition,
properly acknowledged, to annex said area of land into the City of Georgetown, to -wit:
314.54 acres in the Burrell Eaves Survey, Williamson County, Texas, more particularly
shown on the map attached hereto as Exhibit "A" and described by metes and bounds in
Exhibit 'B," which are attached hereto and incorporated herein by reference as if set forth
in full; and
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
GEORGETOWN, TEXAS:
That the said Petition, being proper and according to law, shall be, and is hereby, granted; and,
further, the City Secretary is directed to commence the publication of notices of two public hearings to
be held March 27, 2018 before the City Council on the subject of the proposed annexation of the said
area into the city limits; and further, to place upon the City Council Agendas for April 24, 2018, and
any meeting before/including July 10, 2018, the consideration of the passage of an ordinance annexing
said area into the city limits.

DESCRIPTION FOR JANIS K. JOHNSON ET.AL. - AVANTI ACQUISITION COMPANY, LLC
BEING 314.54 acres of the Burrell Eaves Survey, Abstract No. 216, in Williamson County, Texas.
This description has been prepared to combine the acreages in the legal descriptions for three properties that
were surveyed on the ground on March 8, 2016, and described by metes and bounds on March 23, 2016.
Included in this description are the same three properties that were surveyed and that are described in the record
(Official Public Records of Williamson County, Texas); as follows; (1) 104.17 ac. that was described in a partition
deed that is recorded in Doc. 2012080146 (W. Charles Schneider, et. al., 7 parties); (2) 2.04 ac., the remainder
property that is the homestead of Richard W. Johnson and Janis K. Johnson, part of three tracts that are
described in deeds that are filed in Vol. 889, Pg. 756 (called 2.24 ac.), Vol. 928, Pg. 851 (called 0.11 ac.) and Doc.
2003049663 (called 1 ac. 3.24 ac. less 2.24 ac.); and (3) 208.33 ac. (312.50 ac. less 104.17 ac.) as described in a
partition deed that is recorded in Doc. 2012080146 (W. Charles Schneider, et. al., 7 parties). This parcel is a part
of the property that was formerly known as the 419.34 acre property of W.E. Schneider, et. ux., as described in
Vol. 528, Pg. 590, Deed Records. This tract was surveyed on the ground in March of 2016, under the
supervision of William F. Forest, Jr., Registered Professional Land Surveyor No. 1847. Survey note: The bearing
basis for this survey is the State Plane Coordinate System, Grid North, Texas Central Zone.
BEGINNING at an iron pin which was found at the Northwest corner of the said 104.17 acres, in the
North line of the said 419.34 acre property of W.E. Schneider, et. im; in the South line of the property that was
conveyed to FWD Property Investors LP (Doc. 2010037193); and at the Northeast corner of the property that
was conveyed by W.E. Schneider, et. ux., to Marvin A. Mueller, et. ux. (Vol. 569, Pg. 742). This corner exists at
the Northeast corner of a tract of 11.978 acres which is described in a deed to Sevenoff, LLC (Doc.
2013116951), and in the North line of a 24 foot wide easement that was reserved for access to the said Mueller
parcel as described in Vol. 569, Pg. 742. Said road easement is commonly known as Bonnet Lane and is also
known as a Community use roadway that was formerly called Private Road # 79 as identified on an area County
Road Map as published by Williamson County, Texas in prior years.
THENCE with the North line of the said W.E. Schneider parcel, and the North line of the said 104.17
acres, with a line that departs an existing fence, N 6112'00" E 4186.00 feet to a capped V2 inch iron pin which
was found in the West boundary of State Highway 195, as widened. This boundary follows the North line of
the easement for Bonnet Lane as described in Vol. 569, Pg. 742.
THENCE continuing with the boundary of the said 104.17 acres, crossing the 30 foot wide non-
exclusive easement that is described in Vol. 824, Pg. 97, Doc. 199970656, Doc. 199980049, Doc_ 2006041812,
Doc. 2007093914, and Doc. 2000054348, (L8) S 57' 41'18" E 34.56 feet with the West line of State Highway
195, to a '/z inch capped iron pin which was found in the North line of the property of Debra and John Cahill
(1 ac. Doc. 2000054348).
THENCE continuing with the boundary of the 104.17 acres, along the South side of Bonnet Lane, and
the South line of a 30 foot wide easement as set out in Vol. 824, Pg. 97, etc., (L7) S 61°09'21" W 62.53 feet to a
5/8 inch iron pin which was found the common North corner between said Cahill property and the property of
Bernard Schleder (0.9928 ac. Doc. 2007093914); finding 1/2 inch iron pins as follows; S 61'12'34" W 223.26 feet
to the common North corner of the said Bernard Schleder 0.9928 ac. parcel and the 1.0 acre property of Bernard
Schleder (Doc. 2006041812); and S 6114'03"W 223.19 feet to the Northwest corner of the Bernard Schleder 1
acre parcel.
THENCE continuing with the boundary of the 104.17 acres, with the boundary of the said 1 acre
Schleder parcel; finding '/2 inch iron pins as follows; S 58' 19' 53" E 223.02 feet; and N 61' 11'09" E 223.76 feet
to the Southeast corner of the Schleder 1 acre parcel and the Southwest corner of the 0.9928 ac. Schleder
property; continuing with the South line of Schleder, N61' 10'43" E 223.40 feet to a'/z inch iron pin which was
found at the common Smith corner of Schleder and Debra and John Cahill; and continuing with the South line
of Cahill, (1,14) N 6042'23" E 62.38 feet to a capped '/z inch iron pin which was found in the West boundary of
State Highway 195.

THENCE with the West line of State Highway 195, S 5816'56" E 668.36 feet to a capped '/2 inch iron
pin which was found at an ell corner of the said 104.17 acres that was surveyed, and at the Northeast corner of
the 2.04 acre property as described on March 23, 2016, (remainder parcel of the homestead property of Richard
and Janis Johnson, Vol. 889, Pg. 756, Vol. 928, Pg. 851, and Doc. 2003049663).
THENCE continuing with the East boundary- of the said 2.04 acres of Richard and Janis Johnson, and
with the West line of State Highway 195, S 5814'48" E 363.32 feet to a nail that was found at the Northeast
corner of the 208.33 acre property that was described in the Partition Deed that is recorded in Doc. 2012080146.
THENCE with the West line of State Highway 195, S 5825'14" E 240.65 feet to a'/z inch capped iron
pin which was found; S 5304'46" E 200.28 feet to an aluminum capped TxDot stake which was found; and
S 5306'11" E 356.66 feet to a capped'/ inch iron pin which was found.
THENCE S 4424'19" E, following the West line of State Highway 195, as widened, continuing in all
1029.77 feet to a '/z inch capped iron pin which was found; and S 5248'17" E 218.32 feet to a '/2 inch capped
iron pin which was found at the Southeast corner of the said 312.50 acre property that is described in Doc.
2012080146, and at the Southeast corner of the said 208.33 acres. This corner exists in the present West line of
State Highway 195 (as widened by the deed to Williamson County that is recorded in Doc. 2012040136). This
corner exists in the South line of the Burrell Eaves Survey and in the North line of the William Roberts Survey,
Abstract No. 524.
THENCE with the South line of the said 312.50 acres, and with the North boundary of a property of
5.116 ac. (A -A -A Storage Shell Road LLC, Doc. 2015066807), along the Survey line, with a boundary that
departs from the existing fence, finding '/2 inch capped iron pins as follows; (L9) S 7009'41" W 72.81 feet, and
S 70' 12'45" W at 391.20 feet pass a capped 1/2 inch iron pin which was found at the Northwest corner of the
said 5.116 acres, continuing with the North line of the property of JM Assets LP (15.114 ac. as set out in Doc.
2015022465); continuing in all 808.91 feet to the Northeast corner of a 10.0016 acre tract (Doc. 2000014422,
Feliberto Garza III, et. ux.); continuing with the North line of Garza, S 7020'01" W 163.69 feet; and S 69°57'34"
W 314.46 feet to the Northwest corner of Garza and the Northeast corner of a 10.00 acre tract (Doc.
2004040065, Ekram Sharif Mezayek, et. ux.); continuing with the North line of Mezayek, S 7011'42" W 457.17
feet to the Northwest corner of Mezayek and the Northeast corner of a 19.317 acre tract (Doc. 2014026955,
Philip H. Annis); continuing with the North line of Annis, S 7008'46" W 790.19 feet; and (L13) S 70°06'59" W
43.73 feet to the Northwest corner of Annis and the Northeast corner of a 10 acre tract (Bryan Threlkeld, et.ux.
Doc. 2014039677); continuing with the North line of Threlkeld, S 7002'36" W passing the Northeast corner of
a 10 acre tract (Doc.2013082663, Paul W. Landreth), continuing with the North line of Landreth, in all 542.23
feet; and S 7005'04" W 261.97 feet to the Northwest corner of Landreth, and to the Northeast corner of a
14.998 acre tract (Charles Witt, et.al., Doc. 2012022314); continuing with the North line of the said 14.998 acres,
S 70' 06'43" W 571.11 feet to the Northwest corner of the 14.998 acres and the Northeast corner of a 15.0 acre
property (Doc. 2003023697, Jeffery G. Kick, et. ux.), continuing with the North line of the 15.0 acre Kick tract,
(L11) S 71.20'52" W 24.36 feet; and S 7015'25" W 715.50 feet to the Northwest corner of Kick and the
Northeast corner of a 32.601 acre tract (Doc. 9756355, Bruce Bond, et. ux.), continuing with the North line of
Bond, S 70' 14'05" W 424.17 feet; (1,12) S 70°11'58" W 37.33 feet; S 70°17'22" W 230.56 feet (3/8" iron pin
found); and S 6914'27" W 340.23 feet to the Northwest corner of Bond and the Northeast corner of an 90.084
acre tract (Doc. 2013024601, City of Georgetown), continuing with the North line of the said 90.084 acres of the
City of Georgetown, S 69'14'26" W 179.25 feet; and S 6928'40" W 583.45 feet to a nail found at an old fence
corner that exists at the Southeast corner of a 1.701 acre property (Doc. 2000052768, Constable's Deed to
Rodney D. Houser, et. ux., formerly described in Vol. 854, Pg. 133).
THENCE with the East boundary of the said 1.701 acre property of Rodney D. Houser, et. ux., with a
line that departs from the existing fence, N 39' 17'42" W 638.84 feet to a nail which was found set in the
Northwest face of a 36 inch post oak, at the Southwest corner of an 11.978 acre property (Doc. 2013116951,
Sevenoff, LLC).

THENCE with the boundary of the said property conveyed to Sevenoff, LLC, (L3) N 36°08'52" E
61.57 feet to a '/z inch capped iron pin which was found in the remains of an 8 inch oak; (L4) N 3143'30" E
41.71 feet to a nail found in the North face of a 12 inch Hackberry; (L5) N 3439'16" E 107.86 feet to a nail
found in the East base of a 9 inch Pecan; and N 38' 06'41" E crossing Berry Creek, continuing in all 266.01 feet
to a post which was found on the high North bank of Berry Creek; and (L17) N 3558'56" E 68.56 feet to a'/z
inch pipe which was found at the base of a pipe post fence corner; continuing with the East boundary of
Sevenoff, LLC, N 0245'27" W at 397.55 feet pass a capped '/2 inch iron pin which was found at the Northwest
corner of the 208.33 acre tract and at the Southwest corner of the 104.17 acre tract that are described in the
Partition Deed that is recorded in Doc. 2012080146; continuing with the common boundary of the 104.17 ac.
tract and the property of Sevenoff, LLC, at 1241.98 feet pass (L15) S 8746'46" W 0.24 feet from an iron pin
which was found near line, continuing in all 1297.14 feet to the POINT OF BEGINNING.

intrusions or overlapping of improvements. This property abuts a public roadway, except as shown. Ownership
and easement information for this tract has not been researched except as shown on the attached plat.
