FOR A CERTAIN rRACr OF LAND ON 'THE GEORGETOWN MUNICIPAL AIRPORT UNDER TERMS AND CONDITIONS CONTAINED IN A SUBLEASE AGREEMENT INCORPORATED NY REFERENCE AND RECITING CERTAIN QUARTERLY INSPECTION PROCEDURES TO BE UTILIZED WITH RESPECT TO THE AFOREMENTIONED PROPERTY WHEREAS, the City of Georgetown leased certain City of Georgetown Municipal Airport land to Avionics, Inc., by lease dated April 2, 1980, recorded in Volume 824, Page 317, Deed Records of Williamson County, Texas, and WHEREAS, the aforementioned laase agreement provides that Tejas Avionics, Inc., shall not assign or sublet the premises without first obtaining lessors written consent; and WHEREAS, the City of Georgetown, consents to such sublease for the six (6) month term but reserves the right to withdraw such consent c•n thirty (30) days notice after the initial term. THEREFORE, 't appearing that all such prerequisites of law have been met and satisfied and that it is accordingly appropriate for the City of Georgetown to conditionally consen t and approve of said sublease agreement at this time; BE IT TfJ!? .?FORE RESOLVED that the sublease from Tejas Avionics, Inc., tc Vike Pinson's Plane Thing, Inc., a copy of which is attached t:- this resolution and made a part hereof is hereby approved, s,.,b,Rct to the right of said City to withdraw such consent, with or vithout cause, if such sublaaae continues for more than the six (6) months. A Texas Corporation by its President JOHN M. PINSON , known Iserein as LESSEE, (The terms "Lessor" and "Leasee" shall be construed In the singular or plural number according as they respec• lively represent one or more than one person.) WITNESSETH, That the said Lessor does by these presents Lease and Demise unto the said Le.see the following described property, to -wit: Lying and being situated in the County of WILLIAMSON . State of Texai, and being an area on the second floor of the Tejas Avionics Hanger located on the Georgetown Municipal Airport consisting of approximately 250 square feet in the northwest corner of said building for the terms of six months beginning the 1st day of December A. D. t9 83 and ending the 31st day day of May 1984 , paring therefor the sum of Fifteen Hundred ($1500.00) not.LARS, parable in advance upon the conditions and covenants following - First. That Lessee will well and PUNCTUALLY pay said rents in manner and form as hereinbefore specified, and Quietl deliver up said premises on the day of the expiration of this lease, in as good condition as the same were In when receded, reasonable wear and tear thereof excepted. That the said premises shall be used for a fixed base. operation for the sale, service, and maintenance of aircraft and for all other.business purpose for which a fixed base operation may now or in the future undertake and for no other purpose, unless authorized hereafter by Lessor. Third. That Lessee will not sublet sold premises, or any part thereof, to any person or persons what%never, without the consent of said Lessor, IN WRITING, thereto first obtained. Fourtk Thit on failure to pay'the rent in advance, as aforesaid, or to comply with any of the foregoing oblige. tions, or in vlolation of any of the foregoing covenants, the Lessor may declare this lease forfeited at Leisor's disc►etinn and Leaver or Lessor's agent or attorney shalt have the power to enter and hold, occupy and repossess the entire premises hereinbefore described. as before the execution of these presents. Fifth, Lessor shall pay the cost of all utilities, except telephone. Sixth, Lessor shall, prior to occupancy, have installed for the use of Lessee and in and to Lessee's premises, a restroom with commode & sink and an outside entrance and stairs, which improvements shall be in compliance with all appropriate building codes and for which Lessor shall pay all costs and obtain all necessary building permits. Such improvements shall also be provided -with adequate electric lighting fixtures to permit the safe use of said improvements. Seventh, upon the conclusion of the initial term of this lease, the lease shall continue upon all terms herein.recited on a month to month basis for a rental fee of $250.00 per month payable on or before the 1st day of each month.
