CITY PLANNING
AN ORDINANCE OF THE CITY OF GEORGETOWN TEXAS WITH REFERENCE
TO SUBMISSION TO AN APPROVAL OF SUBDIVISION PLATS, AND ES-
TABLISHING CERTAIN RULES WITH REFERENCE THERETO, AND DECLARING
AN EMERGENCY.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
GEORGETOWN TEXAS:
Soot. 1. That all of the provisions of Art.974a, Vernon's Civil Statutes,
entitled " FLATTINP AND RECORDING SUBDIVISIONS AND ADDITIONS" is
hereby in all things adopted, and that in connection therewith the
following rules are hereby established s to govern in the approval
of such sub -divisions and additions, and in the recording of the
plats thereof.
1. A plat of the proposed subdivision should be submitted, drawn to a
scale of one inch equals one hundred feet, showing lots, blocks streets and
alleys or utility easements with general dimensions.
2. Topographical contours should be shown on the plat. On comparatively
flat terrain contour intervals should be on one foot intervals. On rolling ter-
tain with comparatively steep grades contours may be on two feet of larger
intervals.
3. The boundaries of the tract being subdivided should be shown on the
plat with sufficient legal information to permit calculation of closure and
acreage*
4. Adjoining existing subdivisions and dedicated streets, if any, should be
shown and tied by dimension to the proposed subdivision.
5• Streets shall be a minimum of 50 feet in width. Where large tracts are
proposed for subdivision streets of adequate width shall be provided for arterial
traffic! Proposed streets shall conform to existing streets at intersections. No
off -set or jogged intersections or deadend streets within the proposed sub-
division will be considered.
6. Alleys are considered of prime importance and should be included in the
sub -division design where possible. A minimum width of 15 feet for alleys will
be acceptable. Only in cases where alleys would be absolutely impractical of in-
consistent to good design practices or detrimental to the overall development'of
the abutting property may utility easements be substituted for alleys. Where
utility easements are approved they shall have an effective width of to feet.
7. The name of the proposed subdivision together with names of proposed
streets should be included on the plat. Where proposed streets are a continua-
tion of existing streets, or may be generally interpreted as a continuation, ex-
isting street names shall be used.
Three blue -print copies of the proposed subdivision should be submitted to the
City Manager at least one week prior to the meeting of the Council. These meet-
ings are held on 2nd, Monday of each month. It is suggested that the person
sponsoring the proposed subdivision be present in order that the Council -may dis-
cuss the plat with him.
The foregoing suggestions are intended to indicate the minimum information necessary
for the Planning and Zoning Commission to intelligently review the proposed sub-
division and extend a preliminary approval*
FINAL APPROVAL : The proposed subdivision shall be established on the ground by
ea` aillo-survey and the corners of each lot shall be located and identified by iron
pipe of 1/12 " or 3/4" diameter, 18" long, driven in the ground. No plat will be
considered for final approval until this requirement has been complied with.
Full and complete dimensions shall be shown on the plat for all lots, streets, alleys
or easements. Exact ties shall be shown to adjoining subdivisions. If property lines
and streets are eurved all curve data shall be shown on the plat with the beginning
and ending of curves tied to appropriate lot of block lines. All lots and blocks
shall be ompletely numbered and all streets named.
