Texas, with its principal place of business being located in Austin, Travis
County, Texas, acting by and through Ben C. Sheeler, Vice -President and Gen-
eral Manager, as authorized by resolution duly passed by the Board of Directors
of said Mutual Lumber Company, and Georgetown Independent School District, a
body politic created and organized under the laws of the State of Texas, act-
ing by and through its Poard of Trustees, which said Board has authorized its
President, C. s. Sanders, and its Secretary, C. A. Forbes, by resolution duly
passed and entered in its minutes, to execute this lease agreement, said
Mutual Lumber Company and said Georgetown Independent School District here-
inafter called Lessees;
ViITNESSETH:
That Lessor does by these presents lease and demise unto Lessees all
that certain tract or parcel of land, lying and being situated in the City
of Georgetawn, Williamson County, Texas, and being out of and a part of
San Gabriel Park in said City, and also being a part of a tract of 154.96
acres out of the Nicholas Porter and Antonio Flores Surveys in said County
described in a Deed from Willie Williams, et al, to the Gity of Georgetown,
dated August 17, 1933, recorded in Volume 266, Page 498, Deed Records of
Williamson County, Texas, and being more particularly described as follows
BEGINNING at a point which is located 171 feet N 17 -OU from the
intersection 6f the North line of the Upper Park Road and the East
line of a proposed street which will be an extension of Ash Street;
THENCE N 28-58W, a distance of 480 feet;
THENCE N 61-02 E a distance of 310 feet;
THENCE S 28-58 E a distance of 460 feet;
THENCE 3 57-20 W a distance of 310.64 feet to the place of beginning;
for an aggregate term of twenty-five years, beginning on the first day of
June, 1957, and ending on the 31st day of May, 1982, and for such additional
period that lease may be renewed by said Georgetown Independent School
District, as hereinafter provided, to be used and occupied by Lessees for
the purpose of erecting and maintaining an athletic stadium to be used Bor
conducting athletic events, the consideration for this lease being the
payment of ten dollars cash by said Mutual Lumber Company to said City of
Georgetown and the compliance with the hereinafter mentioned covenants
by both of said Lessees, such lease being entered into upon the following
terms, conditions, covenants, limitations and restrictions:
