HomeMy WebLinkAbout0270_268268 STATE OF TEXAS, ) ( BY THIS AGREEME.'IT A'�D CONTRACT, COUNTY OF iILLILYSON. ) Belford Lumber Company, Inc., hereinafter called Seller, hereby sells and agrees to convey unto the City of Georgetown, Texas, hereinafter called Purchaser, the following described propertys Lying and being situated in the City of Georgetown, Texas, and described as follows: All of Block No, 36; the East One -Half of Block 43; Lots No. 8 and 1 in Block No. 42, the East 100 feet of Lot No. 2, and all of Lot No. 3 owned by the Belford Lumber Company, Inc., all in Block No, 42. The purchase price is $22,500.00, payable as follows: 422,500.00 Cash (of which the Purchaser has deposited with ii.,S. Lott 41,000.00, as part payment , the 41,000.00 being deposited with V�. S. Lott as Escrow Agent). Seller agrees to furnish a complete abstract to said property, showing good marketable title to said property, which shall be c6n0eyed free and clear of any and all encumbrances, except those named herein. If abstract is furnished, purchaser agrees within 30 days from the receipt of said abstract either to accept the title as shown by said abstract or to return it to the Belford Lumber Company, Inc.,with written objections to the title. If the abstract is not returned to the belford Lumber Company, Inc., with the written objections noted within the time specified, it shall be construed as acceptance of said title. If any title objections are made, then the seller shall have a reasonable time to cure said objections and show good and marketable title. In the event of failure to show good and marketable title, the purchase money hereby receipted for and held by W. S. Lott as Escrow ACent is to be returned to the purchaser upon the cancellation and return of this contract, or purchaser may enforce specific performance of the same. Seller agrees when the title objections have been cured, to deliver a a good and sufficient general warranty deed properly conveying said property to said purchaser, and the purchaser agrees, when said deed is presented , to pay the balance of the cash payment herein provided fore Should the purchaser fail to consummate this contract as specified for any reason except
