Associates development corporation, a corporation duly organized
and doing business under the laws of the State of Texas, being the owner
of the tract of land described in the foregoing certificate of tir. F. Forest,
Registered Public Surveyor, the map or plat thereof accompanying the same,
does hereby adopt the said map and plat thereof under the name of "Highland
Park Revised% adjacent to the City of Georgetown, Texas, said addition being
located on the East side of U. S. Highway 81, and being more fully described
in the field notes attached herewith and prepared by V-1. i. Forest, Pegistered
Public Surveyor, and being the trect of land consisting of approximately 19.12
acres conveyed to Chesley Construction and Development Corporation by Citizens
Plaza Development Corporation, by deed dated the day of March ,
1962. and recorded in vol. 458 page 453__. Deed Records of Williamson
County, Texas. Said Corporation hereby grants to the City of Georgetown,
Texas, the easements required as shown by the easement lines of said plat for
the erection, maintenance and repair of water, sewer, gas, light and power
and telephone lines thereon, over the rear or back ten (10) feet of each lot
shown on each block of snid addition, together with and including the right of
ingress and egress over such portions of the re -minder of said addition for
the purpose of erecting, maintaining andrtepairing; said utility lines. In
g-anting this easement, it is the intention of the Grantor that no street or
alley shall be opened along and over said easement, but that pipes, lines and
pql®s of said utilities shall be laid and buried or erected on this easement,
and subject to the easement the owners of the lots shall keep said easement
free and clear of buildings as set out above.
In connection with the adoption of the map, plat and subdivision of
said premises, said Grantor has made and imposed, and by these presents does
make and impose thereon the following restrictions, covenants, conditions and
limitations, which shall be covenants running with the land, to -*its
1. No trailer, tent, or shack shall be erected or permitted to remain
on any property (except during construction, guest houses and bona fide servants
quarters)y nor shall any structure of a temporary character be used at any time
as a residenee.
2. No noxious or offensive activity shall be carried on upon any lot,
nor shall anything be done thereon which may be or become an annoyance or
nuisance to the nei-hborhood.
