After the lapse of the said thirty day period of time Lessee shall be free to sell the building to anyone it so desires. 4. It is understood and agreed that the property hereby leased is a part of the property held by the City for potential park purposes and in the event the San Gabriel Park Expansion Program extends to take in this property the Lessor may terminate this lease by giving Lessee thirty (30) days notice. however, Lessee shall have a reasonable time to remove any and all buildings and structures from the premises. 5. It is further agreed that Lessee shall take good care of the property and shall, at Lessee's own expense and cost, keep said premises in good repair. 0 6.
