HomeMy WebLinkAbout0261_260;7,0d EXHIBIT A FIRST TRACT: Being a tract of one acre, more or less, out of the Clement Stubblefield Survey, Abstract No. 558, in the Corporate limits of the City of Georgetown, Texas, and fronting on the West margin of U.S. Highway 81, and more particularly described as follows: BEGINNING at the intersection of the West margin of U. S. Highway 81 with the South line of a 36� foot strret or roadway dedicated to Williamson County, Texas, by Fred Winther and wife, said street separating this property from a tract of 3.27 acres conveyed by said Vinther, et ux, to Robert Burnham by deed dated August 22, 1945, recorded in Book 329, page 281, Deed Rocrds of Williamson County, Texas; THENCE West with the South line of said street or roadway, 232.7 feet for the N.W. corner hereof and the N.E. corner of a tract of land deeded by Robert Burnham to Russell Parker by deed dated June 28, 1952, recorded in Vol. 381, page 190, Deed Records of Williamson County, Texas; THENCE at right angles to said street and with the East line of said Parker tract, south 100 feet; THENCE with the South line of said Parker tract and parallel to said street West 50 feet to the S.W. corner of said Parker tract; THENCE South 0 dec.20 min. East 104 feet to the North margin of Farm Road No. 2243 for the S. W. corner hereof; THENCE South 71 deg. 50 min. East 122.3 feet for corner; THENCE North 65 deg. 35 min. East 78.9 feet; THENCE North 23 deg. 08 min. East 31.7 feet; THENCE with the West margin of U. S. Highway 81, North 24 deg 13 min. East 196.7 feet to the place of beginning and being the same land conveyed by Elwyn C. Fowler, et vir, to Chris P. Winbrenner, by Correction Deed dated May 15, 1971, recorded in Vol. 536, page 646, Deed Records of Williamson County, Texas. SECOND TRACT: All that certain tract or parcel of land out of the Clement Stubblefield Survey, Williamson County, Texas, and being a part of the First Track described in a deed from Mallie G. Burnham, dated Feb. 10, 1950, recorded in Vol. 378, page 242, Deed Rocrods of Williamson County, Texas, and being more particularly described as follows: BEGINNING at the N.W. corner of said First Tract in the South line of a 3631 foot street or roadway dedicated to Williamson County, be Fred Vinther and wife; THENCE South with the West line of said First Tract, at right angles to said street, 100 feet; THENCE East parallel to said street, 50 feet; THENCE North at right angles to said street, 100 feet to the South line thereof; THENCE West with the South line of said street, 50 feet to the place of beginning, and being the same property conveyed by Elwyn C. Fowler, et vir, to Neil Weinbrenner, by deed dated May 25, 1964, recorded in Vol. 469, page 389, Deed Rocrds of Williamson County, Texas. The above-described First Tract and Second Tract being the same and identical property described in an Owelty Deed from James Vogler, et ux, to H. G. Catron, et ux, dated October 18, 1977, recorded in Volume 686, Page 726, Deed Records of Willaimson County, Texas.
