POINT OF BEGINNING, and,
WHEREAS? said partnership desires at this time to setup
restrictions and conditions applicable to said property and.
the uses to be made thereof;
NOW, THEREFORE, San Gabriel Land and Development Co., a
partnership, acting by and through its partners, J. E. Ricks
and Ray F. Atkins, does hereby .place the following restrictions
and protective covenants, conditions, charges and limitations
upon all of the lots in said subdivision with the exception
of Lots One through Four, in Block "A" and Lots: One through
Ten of Block "B" which said lots and blocks are specifically
excepted from any such restrictions, limitations, conditions,
and covenants as placed upon the remaining property in said
.subdivision, which restrictions and protective covenants shall
run with the hand and shall be binding on the San Gabriel Land
and Development Co. and all persons owning any of said property
in San Gabriel. Heights,,.Section One, until January 1, 1997,
after which time the covenants and restrictions shall be
extended for successive periods of ten years unless changed
by vote of a majority of the then property owners of the lots
in this subdivision.:
1. Said property shall be used for residential purposes
only. No residence shall be used for operating a business.
2. All residences -shall be for single family dwellings
only.
3. No home shall be constructed which shall contain less
than 1,100 square feet of living space.
4. No home shall be constructed which shall have less
than 51% masonry exterior.
5. No animals or livestock may be kept on such property
other than caged birds, dogs or cats Livestock cattle and
fowl are prohibited:.
