CONCERNING_RE�SUB�DIVISION_OF_�Oj8
The Oak Crest II Hone Owners Association wishes for the City of Georgetown
Planning & Zoning Commission, the City Council, and the citizens of
Georgetown to be aware that the Association In opposed, in principle, to
any further re -divisions of the lots in its sub-divisionst Oak Crest
Riverside; Oak Crest Ranchettes Unit I. II & III; Oak Crest Spring
Valleyl and Oak Crest Highcrest Unit I.
The principal reasons for this opposition are as follows:
= Current residents bought and built their homes anticipating low
density development as shown in the sub -division plats. Their
expectations should be honored.
= The entrance to the property, Spring Valley Road, is narrow and
winding, sub -standard in its geometric design. Any further
sub -division, creating increased traffic, poses a threat to our
safety. Additionally, Country Club Road and other city streets
would be adversely impacted by additional traffic unless widened
by the city.
$ All of the sub -divisions sit on the outcroping Edwards Limestone
Formation. This limestone is quite unsuited to septic tanks due
to its macro -porosity. Any additional septic tanks would,
therefore, be undesirable. Additionally, sewer lines provided to
parts of the sub -division are approaching capacity, making further
extension of them unsuitable.
= The water & electrical supply facilites were designed for the
number of units planned for the platted sub -divisions. Any
re -sub -division, allowing more units, would cause re -sizing of
such supply lines at possibly great expense to the City.
All of the listed reasons pertain to dividing the platted number of lots
into a greater number. The Homeowners Association does not object to
revision of lot lines that does not result in a net increase in the number
Of lots, proyided_adlacent_gVURCg_agree_to_such_changes.,
