An Ordinance of the City Council of the City of Georgetown, Texas,
amending part of the Official Zoning Map to rezone 0.614 acres in the D.
Wright Survey, generally located at 4325 Williams Drive, from the
Agriculture (AG) zoning district to the Office (OF) zoning district; repealing
conflicting ordinances and resolutions; including a severability clause, and
establishing an effective date.
Whereas, an application has been made to the City for the purpose of amending the
Official Zoning Map, adopted on the 121h day of June, 2012, for the specific Zoning District
classification of the following described real property ("The Property"):
0.614 acres in the D. Wright Survey, generally located at 4325 Williams Drive, as
recorded in Document Number 2021129045 of the Official Public Records of
Williamson County, Texas, hereinafter referred to as "The Property'; and
Whereas, public notice of such hearing was accomplished in accordance with State Law
and the City's Unified Development Code through newspaper publication, signs posted on the
Property, and mailed notice to nearby property owners; and
Whereas, the Planning and Zoning Commission, at a meeting on December 21, 2021,
held the required public hearing and submitted a recommendation of approval to the City
Council for the requested rezoning of the Property; and
Whereas, the City Council, at a meeting on January 11, 2022, held an additional public
hearing prior to taking action on the requested rezoning of the Property.
Now, therefore, be it ordained by the City Council of the City of Georgetown, Texas,
that:
Section 1. The facts and recitations contained in the preamble of this Ordinance are
hereby found and declared to be true and correct, and are incorporated by reference herein and
expressly made a part hereof, as if copied verbatim. The City Council hereby finds that this
Ordinance implements the vision, goals, and policies of the Georgetown 2030 Comprehensive
Plan and further finds that the enactment of this Ordinance is not inconsistent or in conflict with
any other policies or provisions of the 2030 Comprehensive Plan and the City's Unified
Development Code.
Section 2. The Official Zoning Map, as well as the Zoning District classification for the
Property is hereby amended from the Agriculture (AG) zoning district to the Office (OF) zoning
district, in accordance with the attached Exhibit A (Location Map) and Exhibit B (Legal
Description) and incorporated herein by reference.
Section 3. All ordinances and resolutions, or parts of ordinances and resolutions, in

conflict with this Ordinance are hereby repealed, and are no longer of any force and effect.
Section 4. If any provision of this Ordinance or application thereof to any person or
circumstance shall be held invalid, such invalidity shall not affect the other provisions, or
application thereof, of this Ordinance which can be given effect without the invalid provision or
application, and to this end the provisions of this Ordinance are hereby declared to be
severable.
Section 5. The Mayor is hereby authorized to sign this ordinance and the City Secretary
to attest. This ordinance shall become effective in accordance with the provisions of state law
and the City Charter of the City of Georgetown.

SITUATED IN THE DAVID WRIGHT SURVEY, ABSTRACT NO. 13, WILLIAMSON COUNTY,
TEXAS, BEING A PORTION OF THAT CERTAIN TRACT OF LAND DESCRIBTED IN DEED TO
HUGH B. THOMPSON, AS RECORDED IN VOLUME 2172, PAGE 540, OFFICIAL RECORDS,
WILLIAMSON COUNTY, TEXAS, AS CONVEYED TO WD GEORGETOWN VENTURE LLC, BY
VIRTUE OF GENERAL WARRANTY DEED RECORDED IN DOCUMENT NUMBER 2021129045,
OFFICIAL RECORDS OF WILLIAMSON COUNTY, TEXAS; SAID TRACT BEING MORE
PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOW:
BEGINNING at a half (1/2)-inch iron rod [N:10220859.6700, E:3120615.5510] found on the east right-
of-way line of La Paloma Drive, at the southwest corner of Lot 28, Block N, of Serenada West, Section 4,
recorded in Cabinet D, Slide 186, Plat Records of Williamson County, Texas, for the Northwest corner of
this tract of land, and the POINT OF BEGINNING;
THENCE, South 54 degrees 20 minutes 07 seconds East (record —South 52' 28`00" East), with the common
line of said Thompson Tract and said Lot 28, a distance of 168.50 feet (record-168.52 feet) to a half (1/2)-
inch iron rod found on the west line of Lot 27, Block N, of said Serenada West, Section 4, for the Northeast
corner of this tract of land;
THENCE, South 18 degrees 08 minutes 18 seconds West (record —North 20°04`30"West), with the
common line of said Thompson Tract and said Lot 27, a distance of 146.91 feet (record-146.87 feet) to a
half (1/2)-inch iron found on the north right-of-way line of Williams Drive, for the Southeast corner of this
tract of land;
THENCE, North 54 degrees 28 minutes 44 seconds West (record —North 52°29`30"West), with the north
right-of-way line of Williams Drive, a distance of 212.05 feet (record-212.08 feet) to a half (1/2)-inch iron
rod found at the intersection of the east right-of-way line of said La Paloma Drive and the north right-of-
way line of Williams Drive, for a point of curvature for a non -tangent curve to the right, for the Southwest
corner of this tract of land;
THENCE, with the east right-of-way line of said La Paloma Drive, along said curve to the right, having a
radius of 25.00 feet, an arc length of 5.43 feet, a delta of 012 degrees, 26 minutes, 42 seconds, a chord
direction of North 28 degrees 54 minutes 16 seconds East a length of 5.42 feet, to a calculated point on the
concrete rim of an existing manhole, for an Exterior corner of this tract of land;
THENCE, North 35 degrees 38 minutes 32 seconds East (record —North 37°32`00"East), with the east right-
of-way line of said La Paloma Drive, a distance of 135.24 feet to the POINT OF BEGINNING; containing
0.614 acres of land [26,755.19 Sq. Ft.] more or less
