An Ordinance of the City Council of the City of Georgetown, Texas,
amending part of the Official Zoning Map to rezone 1.371 acres out of a
15.933 acre parcel in the B.C. Low Survey, Abstract 385, generally located
1300 Westinghouse Road, from the Business Park (BP) zoning district to the
Local Commercial (C-1) zoning district, repealing conflicting ordinances and
resolutions; including a severability clause; and establishing an effective
date.
Whereas, an application has been made to the City for the purpose of amending the
Official Zoning Map, adopted on the 121h day of June, 2012, for the specific Zoning District
classification of the following described real property ("The Property"):
1.371 acres out of a 15.933 acre parcel in the B.C. Low Survey, Abstract 385, generally
located at 1300 Westinghouse Road, as recorded in Document Number 2017119571 of
the Official Public Records of Williamson County, Texas, hereinafter referred to as
"The Property"; and
Whereas, public notice of such hearing was accomplished in accordance with State Law
and the City's Unified Development Code through newspaper publication, signs posted on the
Property, and mailed notice to nearby property owners; and
Whereas, the Planning and Zoning Commission, at a meeting on January 4, 2022, held
the required public hearing and submitted a recommendation of approval to the City Council
for the requested rezoning of the Property; and
Whereas, the City Council, at a meeting on January 25, 2022, held an additional public
hearing prior to taking action on the requested rezoning of the Property.
Now, therefore, be it ordained by the City Council of the City of Georgetown, Texas,
that:
Section 1. The facts and recitations contained in the preamble of this Ordinance are
hereby found and declared to be true and correct, and are incorporated by reference herein and
expressly made a part hereof, as if copied verbatim. The City Council hereby finds that this
Ordinance implements the vision, goals, and policies of the Georgetown 2030 Comprehensive
Plan and further finds that the enactment of this Ordinance is not inconsistent or in conflict with
any other policies or provisions of the 2030 Comprehensive Plan and the City's Unified
Development Code.
Section 2. The Official Zoning Map, as well as the Zoning District classification for the
Property is hereby amended from the Business Park (BP) zoning district to the Local
Commercial (C-1) zoning district, in accordance with the attached Exhibit A (Location Map) and
Exhibit B (Legal Description) and incorporated herein by reference.

Section 3. All ordinances and resolutions, or parts of ordinances and resolutions, in
conflict with this Ordinance are hereby repealed, and are no longer of any force and effect.
Section 4. If any provision of this Ordinance or application thereof to any person or
circumstance shall be held invalid, such invalidity shall not affect the other provisions, or
application thereof, of this Ordinance which can be given effect without the invalid provision or
application, and to this end the provisions of this Ordinance are hereby declared to be
severable.
Section 5. The Mayor is hereby authorized to sign this ordinance and the City Secretary
to attest. This ordinance shall become effective in accordance with the provisions of state law
and the City Charter of the City of Georgetown.

LEGAL DESCRIPTION
FIELD NOTES to that certain 1.371 acre tract situated in the Barney C. Low Survey, Abstract
No. 385, City of Georgetown, Williamson County, Texas, being a portion of the tract described
as 15.933 acres in a Special Warranty Deed with Restrictive Covenants with Vendor's Lien to
GT-WR Development I, LLC, a Texas limited liability company, recorded under Instrument
Number 2017119571, Official Public Records of Williamson County, Texas (hereinafter
referred to as GT-WR tract); the subject tract, surveyed by JPH Land Surveying, Inc., is more
particularly described as follows:
BEGINNING at a 1/2 inch capped rebar stamped "JPH Land Surveying" set in the south right-
of-way line of Westinghouse Road (a.k.a. County Road 111, a variable width right-of-way), at
the common east corner of said GT-WR tract and the tract described as 0.454 of an acre in a
Dedication of Right -of -Way to Williamson County, Texas (hereafter referred to as Williamson
County right-of-way tract), recorded under Instrument Number 2007103241, Official Public
Records of Williamson County, Texas, and being at the northwest corner of MANSIONS OF
GEORGETOWN, an addition to the City of Georgetown, recorded under Instrument Number
2017019327, Official Public Records of Williamson County, Texas;
THENCE along the common line of said GT-WR tract and said MANSIONS OF
GEORGETOWN the following bearings and distances:
1. SOUTH 190 33' 18" EAST, at a distance of 11.55 feet pass a 1/2 inch capped rebar
stamped "MBC ENGINEERS" found at the northwest corner of Lot 3, Block 1 of
said MANSIONS OF GEORGETOWN, and continuing for a total distance of
157.06 feet to a 1/2 inch capped rebar stamped "MBC ENGINEERS" found;
2. SOUTH 180 55' 53" EAST, a distance of 139.05 feet to a 1/2 inch capped rebar
stamped "JPH Land Surveying" set, from which a 1/2 inch capped rebar stamped
"MBC ENGINEERS" found at the southwest corner of said Lot 3 bears SOUTH
18' 55' 53" EAST, a distance of 224.38 feet;
THENCE through the interior of said GT-WR tract the following bearings and distances:
1. SOUTH 700 42' 59" WEST, a distance of 198.47 feet to a 1/2 inch capped rebar
stamped "JPH Land Surveying" set;
2. NORTH 190 31' 27" WEST, a distance of 302.25 feet to a 1/2 inch capped rebar
stamped "JPH Land Surveying" set in the south right-of-way line of said
Westinghouse Road, being in the common line of said Williamson County right-
of-way tract and said GT-WR tract;
THENCE NORTH 720 28' 33" EAST along the common lime of said Williamson County
right-of-way tract and said GT-WR tract, a distance of 199.91 feet to the POINT
OF BEGINNING, enclosing 1.371 acres (=L59,707 square feet) of land.
The bearings described herein are Texas State Plane Grid bearings (Texas Central Zone, NAD83)
