The Main Street Advisory Board met on Friday, January 7, 2022, at 9:00 AM at Georgetown City Hall
Community Room, 808 Martin Luther King Jr. St.

Christine Tomaszewski called the meeting to order at 9:00 AM. Members: Christine Tomaszewski, Michele
Jaroszewski-Webb, Bobby Weisbrod, Kate Hill and Lauren Mendoza were in attendance. Aaron Adams
arrived at 9:15 a.m.

B. Consideration and possible action regarding approval of the November 12, 2022, board meeting
minutes –

Motion by K. Hill to approve the minutes as presented. Second by B. Weisbrod .

C. Discussion and possible action on a Main Street Façade Grant Fund application request for the
property located at 115 W. 7th Street – Kim McAuliffe, Downtowns Development Manager
Bobby Weisbrod recused his self from the meeting at 9:03. He is an owner of the business in review
for possible action.
Staff reported on a Main Street Façade Grant Fund application request for the property located at
115 W. Street. The planned improvements include adding a new roof on the building with a 20-year
warranty on the work, replacing the exterior windows, and painting the exterior. The applicant will be
investing $47,136.62 in building improvements at this time. The applicant has selected Pella
Window, Tag Roofing, and ELJ Painting to perform the required work for the demolition and
installation. The estimate provided by applicant totals $47,136.62 and the applicant seeks a grant for
the maximum award they are eligible for of 50% or $20,000.
K. Hill made a motion to approve the façade grant request for the maximum award amount of
$10,000 after the scoring determined it was eligible for the maximum amount of $10,000. Second by
C. Tomaszewski.

Kim presented the annual report to the board, no changes were made. Kim will submit the
application as presented.
E. Discussion on Project Teams, Partner updates, and BRE visits
a. Fundraising – art on main street, $1140 sales and cleared about $550.00
b. Georgetown Swirl – VIP will be at City Post upstairs. Sold out of VIP and only about
200 General admission left.
c. Shop Small / Small Business Saturday / Artist Sunday – the weather was bad, it
went okay. We were onsite and passed out bags.
d. Breakfast Bites - will pick back up in March.
e. BRE Visits – Kim and Conchita visited with Hydrate, they are looking to expand
upstairs. They also visited wag haven
f. Partner Updates – Chamber of Commerce update: the candidates for president were
not the right fit for Georgetown, they are restructuring and compiling a new hiring
board.
F. Staff Report – Kim McAuliffe, Downtown Development Manager
The current grant fund balance is $29.799.00 before today’s grant request was approved. Kim
anticipates that we will likely see a good amount in the mid-year CAFR adjustment come into the
fund. She will get with the budget office and give a report at the next meeting.
New Developments – Rentsch Tap Room & Microbrewery is in the works, they will be co-located
with Thundercloud Subs but each business will remain as individual businesses.
The sidewalk improvement projects will start back up on 7th street by Mango Tango soon.
Another public art project has been completed with the expansion to the Traditions to the Future
mural on Rock Street where the new sidewalks were recently installed.
Amanda will be switching out the exhibits in City Hall this month. Amanda will be updating City
Council on the Arts & Culture Program including the upcoming Art Stroll and Arts Festival later this
spring.
Main Street is turning 40 years old this year. We will need to find ways to celebrate this milestone!

RE: Façade Grant Program Application for Block 27 (Formerly “Tamiro Plaza”)
Ms. McAuliffe,
We are applying for a Façade Reimbursement Grant for the modification of all four street facing facades
on the existing building located at 501 Main Street Georgetown, TX. The owner and developer of the facility is
Block 27, LLC. The proposed improvements include the refinish of existing metal materials from green to matte
black color, replacement of the existing light fixtures, and replacement of one existing storefront. The existing
wall structures are proposed to remain as-is, with the exception of cleaning to repair water damage at various
locations.
The following items are proposed:
Lightly sand existing, awnings, window / door frames, railings, and gutters for preparation of new
matte black paint. The paint in all of these locations was applied, not prefinished, and there are
multiple layers from years of repair. We will refinish all of these areas.
Replace the west-facing storefront. This storefront was replaced with a full-glass door that is failing.
This was done by the previous owners without HARC or CoA approval, and we propose to replace
the system back to the original design that matches all of the other exterior storefront doors. See
photo of door to be replaced and existing door to be matched. Note that the failing paint on the door
to be matched will be addressed in the first bullet-point.
Replace all exterior light fixtures with the attached model. See spec sheet and renderings.

I have met with the Georgetown Downtown Development Manager, and I fully understand the Façade & Sign
Reimbursement Grant Procedures and Details established by the Georgetown Main Street Advisory Board. I
intend to use this grant program for the aforementioned renovation projects to forward the efforts of the
downtown revitalization and historic preservation program known as the Georgetown Main Street Program. I
have not received, nor will I receive insurance monies for this revitalization project.
I have read the Façade & Sign Reimbursement Grant Application Procedures including the Façade & Sign
Reimbursement Grant Details.
I understand that if I am awarded a Façade & Sign Reimbursement Grant by the Georgetown Main Street
Advisory Board, any deviation from the approved project may result in the partial or total withdrawal of the
Façade & Sign Reimbursement Grant. If the façade or sign is altered for any reason within one (1) year from
construction, I may be required to reimburse the City of Georgetown immediately for the full amount of the
Façade & Sign Reimbursement Grant.

Exclusions to Scope of Work:
The following exclusions apply to the installation and or scope of work:
Protection of existing finishes and improvements to remain, layout, barricades, hazardous waste remov al,
shoring, or bracing, permits, capping or utilities, damages to lines that are unmarked/poured in slabs or footings
or buried less than 12" below sub grade, surveying soils testing, over excavation and re -compaction of more
than stated in soils report. Disposal of soils generated by others, removal and disposal of underground
obstructions (i.e. concrete, asphalt, tanks, utilities) drying of material 3% or more over optimum, erosion control.

This is to certify that pursuant to action by the City of Georgetown Historic Preservation Officer
(HPO) on the 26th day of January, 2022 the above referenced request for Certificate of Appropriateness
(COA) was approved, as detailed below.
CERTIFICATE OF APPROPRIATENESS REQUEST DESCRIPTION
The applicant’s request includes changes to paint color on previously painted surfaces, exterior lighting
that is attached to the building or structure, removal exterior non-historic architectural features (lighting
fixtures), changes in content or configuration (re-facing) that do not involve changes in sign location,
dimensions, lighting or total sign area on a noncontributing priority structure in the Downtown Overlay
District. Per Section 3.13 of the Unified Development Code, the HPO is the decision-maker for the items
listed above.
The following list and attached documents represent the complete scope of work approved by the HPO:
•Refinishing of existing metal features including windows and door frames, awnings,
gutters and railing from green to matte black color.
•Replacement of the existing light fixtures,
•Update to the face of the existing blade sign,
•Removal of windows signs along the northwest corner of the first floor,
•Removal of the canopy sign above the main entrance along Austin Ave
•Replacement of the 5th Street entry door (north elevation) with a new prefinished matte
black system that matches the existing doors and hardware.
The following conditions were met by the applicant as determined by the HPO or their delegate.
1.The application submitted was complete and the information contained within the application
correct and sufficient to allow adequate review and final action.
2.Applicable design and development standards of the Unified Development Code and Historic
District Design Guidelines in Chapter 2 and 5 specific to the applicable Historic Overlay
District.
