SUBJECT:
Consideration and possible action on a Plat Vacation of 0.039 acres of Water Oak North Section 1,
Block C, Lot 3, in conjunction with a resubdivision of Water Oak North Section 1. FP-2014-054
(Jordan Maddox)
ITEM SUMMARY:
This item is to vacate three small slivers of property within an open space lot of Water Oak North
Section 1. Water Oak is a conservation subdivision with a development agreement with the City
that includes large amounts of open space. The land planners for the project discovered that
Section 1's open space areas extended into a future section of the project in a way that would have
made it difficult to build streets in the future section that would meet the adequate vehicular
turnaround requirements. For this reason, these small pieces needed to be removed from Section 1,
which is an existing recorded plat, and vacated so that they can be added in at later date to the
future Section 6 of Water Oak subdivision.
The plat vacation form and corresponding survey for the three areas totaling 0.039 acres are
attached to this item.
Staff recommends approval.
FINANCIAL IMPACT:
None at this time. The applicant has paid the required fees.

Consideration and possible action on a Resubdivision of Water Oak North Section 1, Block G, Lot
1 and Block C, Lot 3. FP-2014-053 (Jordan Maddox)
ITEM SUMMARY:
This item is a replat involving 2 existing open space lots within the Water Oak subdivision, on
State Highway 29 West. Section 1 is the first phase of the development north of the river. This
replat adds one lot to the development but does not increase the acreage.
Lot 1 of Block G will be split into Lots 1A and 1B, with Lot 1B slated for future commercial use.
This lot was always intended for commercial use and was included as open space on the original
plat only because the land needed to be contiguous with other land in the first section's plat. Re-
allocating the impervious cover on the original Lot 1 still falls under the City's maximum
requirements. This transaction is consistent with the Water Oak Development Agreement.
Lot 3 of Block C becomes slightly smaller with the three small changes due to the plat vacation in
the companion item on this agenda. There is no development effect to Lot 3 due to this change and
it will remain open space.
Staff recommends approval of the replat.
FINANCIAL IMPACT:
None at this time. The applicant has paid the required fees.
