T he Unified Development C ode S ec. 3.13.030.F.2.a.iv provides criteria for los s of s ignificance as outlined below: At this meeting, the Demolition S ubc ommittee, city s taff and the applic ant will review application materials and make findings inc luded in the attac hed Demolition S ubcommittee report template. T he Demolition S ubc ommittee report will include a recommendation to the HAR C on reques ts for the demolition, as requested, in acc ordanc e with the process es tablished in the Unified Development C ode. T he Historic and Arc hitectural R eview C ommission shall make the following findings when cons idering a request for demolition or relocation of a s tructure: a. Los s of S ignificance. i. T he applic ant has provided information that the building or struc ture is no longer his toric ally, culturally or arc hitecturally signific ant, or is no longer c ontributing to the historic overlay dis tric t; and ii. T he applic ant has establis hed that the building or s tructure has undergone signific ant and irreversible changes , which have caus ed the building or struc ture to lose the his toric , cultural or arc hitectural s ignificance, qualities or features which qualified the building or struc ture for s uc h des ignation; and iii. T he applic ant has demons trated that any changes to the building or struc ture were not caus ed either directly or indirectly by the owner, and were not due to intentional or negligent des truction, or lack of maintenance ris ing to the level of a demolition by neglec t; and iv. They would also like to add space under the roof to accommodate their children. This home has undergone many alterations from the original footprint. Walking through this house it becomes evident that the porches have been added, then expanded on. Porches closed in for living space had been done by homeowner and friends. Once change into another with the result of today. Most recent changes lead to new piers for a good foundation. I am proposing to take these conversions adding in these porches’ areas. Raising to original elevation of 11 feet. Taking of the shed roofs to then recreate the original roofline into additional footage added by these porch areas, which will bring back the authenticity of this house. In doing this we are asking for a height variance. Making space in the attic to accommodate rooms. We are enlarging the gables with spans of 22’ to 34’. Doing this will raise the ridge 66” above original ridge height. On the northwest corner we propose to keep the original gable of 14’ and eliminate the 22’ gable to be able to keep the chimney as is instead of having to raise it to meet codes of operation. Staircase will be installed on the north side of entry. Floors to be wood to stay with the original character along with all trims and moldings.
