A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
GEORGETOWN, TEXAS ("GEORGETOWN") RELEASING
APPROXIMATELY 19.302 ACRES OF LAND FROM THE CITY OF
GEORGETOWN'S EXTRATERRITORIAL JURISDICTION ("ETJ"),
SAID LAND BEING GENERALLY LOCATED NORTH OF RONALD
REAGAN BOULEVARD AND WEST OF STATE HIGHWAY 195
WILLIAMSON COUNTY, TEXAS, RESULTING IN A REDUCTION OF
GEORGETOWN'S ETJ; AND PROVIDING AN EFFECTIVE DATE.
WHEREAS, on May 29, 2024, the City of Georgetown, Texas, received a petition requesting release
from its ETJ of an approximately 19.302-acre tract of land in the John Hamilton Survey (the
"Petition"), a true and correct copy of such Petition being attached hereto as Exhibit A and
incorporated herein by reference; and
WHEREAS, pursuant to Subchapter D of Chapter 42 of Local Government Code, landowners or
residents may submit a petition seeking release of an area of land from the City's ETJ; and
WHEREAS, the City Secretary has reviewed the Petition and confirmed that it meets the
requirements of Subchapter D of Chapter 42 of the Local Government Code and the petition
requirements of Chapter 277 of the Election Code.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
GEORGETOWN, TEXAS:
SECTION 1. The City Council of the City of Georgetown, Texas ("City Council"), does hereby
find that the forgoing recitals are true and correct and adopts the recitals by this reference for all
purposes.
SECTION 2: To the extent required by state law, the City Council does hereby adjust the
boundaries and limits of the ETJ of the City of Georgetown, Texas, such that the ETJ of the City
of Georgetown, Texas, shall be and is hereby adjusted to release and remove the Area subject to
the Petition, as such Area is more particularly described and depicted in Exhibit B attached hereto
and incorporated herein by reference, from the ETJ of the City of Georgetown, Texas.
SECTION 3. The City Council is not consenting to this reduction of its ETJ except as required
by state law.
SECTION 4. This Resolution shall take effect immediately upon its passage.

Dear Ms. Densmore -
NPC REO, LLC, a Texas Limited Liability Company owns that certain tract of land located at
1501 Beaver Ln., Florence, Texas 76527 (Williamson County Property ID: R039806) (the
"Property"). The Property is identified by deed, metes and bounds legal description, survey,
address, and appraisal district data attached hereto as Exhibit "A" and incorporated herein. As the
sole owner of the Property NPC REO, LLC represents a majority in value title holder of the land
described in this petition.
This letter is being provided to serve as a formal petition to release the subject property from the
City of Georgetown Extraterritorial Jurisdiction (ETJ). This petition for release is allowed per
Local Government Code (LGC), Chapter 42, Subchapter D, which was enacted by the by the
Legislature of the State of Texas through Senate Bill 2038, effective September 1, 2023. Per LGC
Section 42.101, the property is not located: within five miles of the boundary of a military base, in
an area that was voluntarily annexed into the ETJ, within an ETJ of a municipality with a
population of more than 1.4 million, in an area designated as an industrial district under Section
42.044, or in an area subject to a strategic partnership agreement entered into under Section
43.0751.

petition to be submitted to the City of Georgetown;
"RESOLVED FURTHER, that Cortland Chalfant, as Managing Member of Nexus
Management, LLC, a Delaware Limited Liability Company d/b/a NPC Management, LLC the
Manager of NPC REO, LLC, a Texas Limited Liability Company, shall have the right and sole
authority to perform all acts on behalf of the Company in connection with the submission of the ETJ
removal petition referenced herein without the joinder of any other Member; and
"RESOLVED FURTHER, that these resolutions shall continue in force and effect and The City of
Georgetown Texas may consider the above Manager to be and to continue as set forth in this certificate
when and as delivered to such party, unless and except to the extent that these resolutions shall be revoked
or modified by any subsequent resolutions duly adopted by the Company and until a certified copy of such
subsequent resolutions has been received by such party; but such subsequent resolutions shall in no way
affect the rights of such party relating to transactions previously made, and the sole effect of such
subsequent resolutions shall be to remove authorization concerning transactions and liabilities occurring
after the receipt of such subsequent resolutions by such party."
2. I further certify that the Company is registered to do business in Texas, and is in good
standing; that no proceeding is pending for the termination of the certificate of formation of the Company
or for the winding up or termination, voluntary or involuntary, of the Company; that there is no provision
of the company agreement or certificate of formation of the Company limiting the powers of the members
or managers of the Company to adopt the resolutions referred to above and that the resolutions are in
conformity with the provisions of the company agreement and the certificate of formation of the Company;
that the undersigned is the keeper of the records and minutes of the proceedings of the Company; and that
the following persons constitute all of the managers of the Company:
