384 ORDINANCE AN ORDINANCE AMENDING THE "ZONING ORDINANCE" PASSED AND ADOPTED BY THE CITY COUNCIL OF THE CITY OF GEORGE(TOWN, TEXAS, ON THE 12TH DAY OF FEBRUARY 1968, AMENDING THE ZONING DISTRICT MAP, AND MAKING THIS AMENDMENT A PART OF THE MAP OF THE ORIGINAL ORDINANCE: TO, CHANGE ALL OF THAT TRACT OF LAND CONSISTING OF 4 ACRES MORE OR LESS, SAID TRACT BEING NORTH OF RANCH TO MARKET ROAD 2243 AND EAST OF INTERSTATE HIGHWAY 35 AND BEING ADJACENT TO THE PHILLIPS 66 STATION LOCATED ON THE NORTH RIGHT OF WAY LINE OF RANCH TO MARKET ROAD 2243, IN THE CITY OF GEORGETOWN, WILLIAMSON COUNTY, TEXAS, FROM C-1 COMMERCIAL LOCAL DISTRICT TO C-213 COMMERCIAL SECOND HEIGHT DISTRICT , AS HEREINAFTER SET FORTH. BE IT ORDAINED BY THE CITY COUNCIL "OF THE CITY OF GEORGETOWN, TEXAS: WHEREAS, Application has been made to the City Council for the purpose of changing the Zoning Ordinance on the following described real estate: A parcel or tract of tdnd being out of the C. Stubblefield Survey, Abstract No. 558, and being a part of a tract described in a deed to Phillips Petroleum Company duly recorded in Vol. 472, Page 533, Deed Records of Williamson County, Texas, and described b/ metes and bounds as follows: BEGINNING at the Southeast corner of above described tract, said corner marked with 1/2 inch steel rod; THENCE N. 19 deg. 16' W. 542.5 feet to 1/2 inch rod for Northeast corner of thii tract; THENCE S. 69 deg. 59'W. 406.7 feet to Northwest corner of tract; THENCE S. 20 deg. 01' E. 362.4 feet to a point; THENCE N. 70 deg. 44' E. 155.0 feet to a point; THENCE S. 20 deg. 01' E. 175.0 feet to a point, said point being in the North R. O.W. line of, Ranch to Market Road 02243; THENCE N. 70 deg. 44' E. 245 feet to 1/2 inch rod and PLACE OF BEGINNING. AND WHEREAS, the City Council has submitted the proposed change in the Zoning Ordinance to the City Planning Commission for its recommendation and report; and, WHEREAS, the City Planning Commission has approved the changing of said Zoning Ordinance on the above described property from "C-1" Local Commercial District to "C-211" Commercial Second Height District, which said decision was reached by the City Planning Commission after having had a hearing on said matter on May 9, 1974, at 7:30 p.m., and, WHEREAS, the City Council, before adopting this amendment to the Zoning Ordinance, gave notice of such hearing by publishing the same on April 24, 1974, in the Williamson County Sun, a weekly newspaper in the City of Georgetown, Texas, which said notice stated the time andplace of such hearing and which time was not earlier than fifteen (15) days from the first date of said publication; and, WHEREAS, the City Planning Commission approved the aforesaid change in the Zoning Ordinance; said approval being given by said Commission on May 9, 1974; and, WHEREAS, written notices were given to all of the owners of the lots within two hundred (200) feet ©f the above described property as required by law; NOW THEREFORE, be it resolved by the City Council of the City of Georgetown, that the Zoning Ordinance, and the Zoning Map of the City of Georgetown, be amended so that the property described above shall be and the same is hereby removed from "C-1" Commercial Local District to "C-213" Commercial Second Height District. This ordinance shall become effective on first reading, the second reading being hereby dispensed with because such passage is for the welfare of the parties involved in that there is a need to commence the changed use of said land.
