ORDINANCE
AN ORDINANCE AMENDING THE "ZONING ORDINANCE" PASSED AND ADOPTED
BY THE CITY COUNCIL OF THE CITY OF GEORGETOWN, TEXAS, ON THE 12TH
DAY OF FEBRUARY, 1968, AMENDING THE ZONING DISTRICT MAP, AND MAKING
THIS AMENDMENT A PART OF THE MAP OF THE ORIGINAL ORDINANCE: TO
CHANGE ALL OF THAT AREA OF LAND CONSISTING OF 40.37 ACRES MORE
OR LESS, SAID AREA OF LAND BEING DESCRIBED IN TWO TRACTS IN THE
ORDINANCE, SAID AREA OF LAND BEING LOCATED SOUTH OF THE SOUTH
SAN GABRIEL RIVER, EAST OF INTERESTATE HIGHWAY 35, WEST OF THE GEORGETOWN
all RAILROAD AND NORTH OF RANCH TO MARKET ROAD #2243 IN THE CITY OF
GEORGETOWN/ WILLIAMSON COUNTY, TEXAS, FROM RP PRIVATE RESIDENCE

BE IT ORAINED BY THE CITY COUNCIL OF THE CITY OF GEORGETOWN, TEXAS:
WHEREAS, an Application has been made to the City Council for the purpose of changing
the Zoning Ordinance on the following described real estate:
Being two (2) tracts of land lying in the C. Stubblefield Survey, Abstract No. 558, Williamson
County, Texas, and being further described as follows:
First Tract
BEGINNING at an iron- pin near a.fence corner post at the S. E. corner of the 469.74 acre
tract described in a deed to Georgetown Development Corporation of record in Vol. 462,
Page 385, Deed Records, in the North R. O. W. line of Ranch to Market Road 02243.
THENCE S 70 deg. 44' W 528.7 feet to an iron pin at the S E corner of a 5 acre tract described
in a deed to Phillips 66, of record in Vol. 472, Page 533.
THENCE N 19 deg. 16' W 542.5 feet to an iron pin at the N E corner of said 5 acre tract.
THENCE S 69 deg.. 59' W 406.7 feet to an -iron pin at the N W corner of said 5 acre tract,
in the East R. O. W. line of Interstate Highway No. 35.
THENCE N 20 deg. 01' W 289.5 feet, a concrete monument, and N 13 deg. 13' W 946 feet
with said R. O. W. line to a point in the center of the South San Gabriel River and in the
North line of the 469.74 acre tract.
THENCE N 37 deg. E. 91.5 feet and N 22 deg. E 602 Feet, downstream with the channel of
said river, to the N E corner of the 469.74 acre tract, an X chipped on the South face of a
6 foot by 8 foot rock standing about 5 feet high in the center of the river, brs N 1 deg. E.
16 feet.
THENCE S 51 deg. 30' E 200 feet to a point.
THENCE S 19 deg. E with an old fence along the East line of the 469.74 acre tract and the
West line of Carver Park 821 feet to a fence corner post at the S W corner of the Carver Park.
THENCE S 89 deg. 40' E with an old fence to set an iron pin beside a fence corner post,
in the West line of Railroad Street, 31 feet from the center of the tracts of the Georgetown
Railroad, 753 feet.
THENCE S 11 deg. 55' W with a fence along the West line of Railroad Street 758 feet
to a fence corner post in the North line of the Old Leander Road.
THENCE N 88 deg. 50' W 36 feet to another fence corner post.
THENCE S 11 deg. 55' W-with the West line of the Old Leander Road, 347 feet to an
iron pin in the North R. O. W. line of Farm to Market Road No. 2243, to the POINT OF
BEGINNING, and being the same tract described as TRACT ONE o f 43.6 acres in
the Deed of Trust in Vol. 127, Page 407.
SAVE AND EXCEPT that certain tract or parcel of land being described as follows:
BEING 6.42 acres of .the C. Stubblefield Survey, Abstract No. 558, in Williamson County
Texas, part of a tract described in a Deed to James L. Shepherd, et al, of record in Vol.
534, Page 661, Deed Records of Williamson County, Texas;
BEGINNING at an iron pin at the S E corner of the Shepherd, et al, tract in the North
R. O. W. line of Ranch Market Road No. 2243, 66.6 feet from the center of the Georgetown
Railroad at right angles;
THENCE S 70 deg. 44' W 268.9 feet with the North R. O. W. line of the Highway to
set an iron pin;
THENCE N 11 deg. 55' E 1152 feet to set an iron pin 50 feet at right angles from the
fenced North line of the Shepherd tract;
THENCE S 89 deg. 40' E 270.9 feet to set an iron pin in the fence along the East line of
the Shepherd tract and West line of Railroad Street, 31 feet at right angles from center
of Railroad;
THENCE S 11 deg. 55' W 711.4 feet with said fence to a fence corner post;
THENCE N 88 deg. 50' W 36 feet with the North line of the Old Leander Road to a fence
corner post;
THENCE S 11 deg. 55' W 349.1 feet, with the fenced West line of the Old Leander Road
to the POINT OF BEGINNING.
Second Tract
BEING 3.03 acres of the Clement Stubblefield Survey, Abstract No. 558, in Williamson
County, Texas, and part of Outlot 49, a tract of 3,49 acres described in a deed to Robert
Hutton of record in Vol. 323, Page 202, Deed Records of Williamson County, Texas.
Surveyed on the ground in January of 1973, by W. F. Forest, Registered Public Surveyor.
BEGINNING at an iron pin at the N W corner of outlot 49;
THENCE N 89 deg. 29' E 263.9 feet to a Railroad tie and S 89 deg. 53' E 167.8 feet
with the North line of Outlot 49 to set an iron pin;
THENCE S 1 deg. 45' W 150 feet to set an iron pin in the line of a fence;
THENCE N 87 deg. 07' E 164.8 feet to set an iron pin in the East line of the Outlot 49;
THENCE N 89 deg. 55' E 224.5 feet to set an iron pin in the West line of .the Georgetown
Rai Iroad;
THENCE S 11 deg. 45' W 15 feetwith the West line of the Georgetown Railroad to set
an iron pin;
THENCE S 89 deg. 52' W 754.9 feet to set an iron pin at the S W corner of Outlot 49;

THENCE N 20 deg. Of W 292.2 feet to the POINT OF BEGINNING.
AND WHEREAS, the City Council has submitted the proposed change in the Zoning Ordin-
ance to the City Planning Commission for its recommendation and report; and,
WHEREAS, the City Planning Commission has approved the changing of said Zoning
Ordinance on the above described property from "RP" Private Residence District to "C-2B"
Commercial Second Height District, which said decision was reached by the City Planning
Commission after having had a hearing on said matter on May 9, 1974, at 7:30 p.m.; and,
WHEREAS, the City Council, before adopting this amendment to the Zoning Ordinance,
gave notice of such hearing by publishing the same on April 24, 1974, in the Williamson
County Sun, a weekly newspaper in the City of Georgetown, Texas, which said notice
stated the time and place of such hearing and which time was not earlier than fifteen (15)
days from the first date of such publication; and,
WHEREAS, the City Planning Commission approved the aforesaid change in the Zoning
Ordinance; said approval being given by said Commission on May 9, 1974; and
WHEREAS, written notices were given to all of the owners of property within two
hundred (200) feet of the above described property as required by law;
NOW THEREFORE, be it resolved by the City Council of the City of Georgetown,
that the Zoning Ordinance, and the Zoning Map of the, City of Georgetown, be amended
O� so that the property described above shall be and the ame is hereby removed from "RP"
Private Residence District to "C-2B" Commercial Second Height District.
This Ordinance shall become effective on first reading, the second reading being
hereby dispensed with because such passage is for the welfare of the parties involved
in that there is a need to commence the changed use of said land.
Read, Passed and adopted by unanimous vote this 13th day of May, 1974.
