AN ORDINANCE OF THE CITY COUNCIL OF THE CITY
OF GEORGETOWN, TEXAS, AMENDING PART OF THE
OFFICIAL ZONING MAP TO REZONE 0.177 ACRES
BEING A PORTION OF OUTLOT 6 DIVISION "A",
GENERALLY LOCATED AT 604 WEST 18TH STREET,
GEORGETOWN, TX 78626, FROM OFFICE (OF) TO
RESIDENTIAL SINGLE-FAMILY (RS); REPEALING
CONFLICTING ORDINANCES AND RESOLUTIONS;
INCLUDING A SEVERABILITY CLAUSE; AND
ESTABLISHING AN EFFECTIVE DATE.
WHEREAS, an application has been made to the City for the purpose of amending the
Official Zoning Map, adopted on the 12th day of June, 2012, for the specific Zoning District
classification of the following described real property ("The Property"):
0.177 acres being a portion of Outlot 6 Division "A", Williamson County, Texas, being
identified as Tract I in Document Number 2024085172, of the Official Public Records of
Williamson County, Texas, and being more particularly by metes and bounds in Exhibit
B attached hereto and incorporated herein by reference; and
WHEREAS, public notice of such hearing was accomplished in accordance with State
Law and the City's Unified Development Code through newspaper publication, signs posted on
the Property, and mailed notice to nearby property owners; and
WHEREAS, the Planning and Zoning Commission, at a meeting on February 4, 2025,
held the required public hearing and submitted a recommendation of approval to the City Council
for the requested rezoning of the Property; and
WHEREAS, the City Council, at a meeting on February 25, 2025, held an additional
public hearing prior to taking action on the requested rezoning of the Property.
NOW THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF GEORGETOWN, TEXAS, THAT:
Section 1. The meeting at which this ordinance was approved was conducted in
compliance with the Texas Open Meetings Act, Texas Government Code, Chapter 551.
Section 2. The facts and recitations contained in the preamble of this ordinance are hereby
found and declared to be true and correct and are incorporated by reference herein and expressly
made a part hereof, as if copied verbatim.
Section 3. The City Council hereby finds that this Ordinance implements the vision, goals,
and policies of the Georgetown 2030 Comprehensive Plan and further finds that the enactment of

this Ordinance is not inconsistent or in conflict with any other policies or provisions of the 2030
Comprehensive Plan and the City's Unified Development Code.
Section 4. The Official Zoning Map, as well as the Zoning District classification for the
Property is hereby amended from the Office (OF) to the Residential Single -Family (RS), in
accordance with the attached Exhibit A (Location Map) and Exhibit B (Legal Description) and
incorporated herein by reference.
Section 5. All ordinances or resolutions that conflict with the provisions of this ordinance
are hereby repealed, and all other ordinances or resolutions of the City not in conflict with the
provisions of this ordinance shall remain in full force and effect.
Section 6. If any provision of this ordinance, or application thereof, to any person or
circumstance, shall be held invalid, such invalidity shall not affect the other provisions, or
application thereof, of this ordinance, which can be given effect without the invalid provision or
application, and to this end the provisions of this ordinance are hereby declared to be severable.
Section 7. The Mayor is hereby authorized to sign this ordinance and the City Secretary to
attest. This Ordinance shall become effective and be in full force and effect immediately in
accordance with the provisions of the City Charter of the City of Georgetown.

BEING 0.177 ACRES OF LAND LOCATED IN WILLIAMSON COUNTY, TEXAS, BEING A PORTION OF
OUTLOT 6, DIVISION "A" IN THE CITY OF GEORGETOWN, TEXAS, AND BEING THAT TRACT
CONVEYED TO JOSEPHINE RAMIREZ DESCRIBED AS 0.177 ACRES IN A WARRANTY DEED OF
RECORD IN VOLUME 579, PAGE 354, OF THE DEED RECORDS OF WILLIAMSON COUNTY, TEXAS,
AND AS SURVEYED ON THE GROUND ON THIS, THE 11th DAY OF OCTOBER, 2024 BYTEXAS LAND
SURVEYING, INC., AND FURTHER DESCRIBED BY METES AND BOUNDS AS FOLLOWS:
BEGINNING: at a 1/2" iron rod found in the south right-of-way margin of West 18u" Street being the northeast
comer of that tract conveyed to Josephine Ramirez described as 0.128 acres in a Gift Deed recorded in
Volume 1795, Page 742, said deed records, at the northwest corner of said 0.177 acre Ramirez tract and
this tract, from which a 1/2" iron rod found for the northwest corner of said 0.128 acre Ramirez tract bears
N 89"47'58" W,43.14 feet:
THENCE: S 89'26'32" E, 58.06 feet with the said south margin of 18th Street and the north line of said
0.177 acre Ramirez tract to a 1/2" iron rod found for the northwest corner of Lot 1, Block A, Candee
Subdivision, a subdivision in Williamson County, Texas recorded as Document No. 2023075392, Official
Public Records, Williamson County, Texas, at the northeast corner of said 0.177 acre Ramirez tract and
this tract, from which a 1/2" iron rod with plastic cap stamped 'Haynie Consulting" found for the northeast
corner of said Lot 1 bears S 89"29'68' E, 48.19 feet;
THENCE: S 01"14'16" W, 132.99 feet with the west line of said Lot 1 and the east line of said 0.177 acre
Ramirez tract to a 1/2" iron rod found in the north line of that tract conveyed to The Housing Authority of the
City of Georgetown, Texas, called 0.6 acres, Outlot 6, Division A, in a Warranty Deed of record in Volume
526, Page 198, of said deed records, and being a remainder of a called 5.92 acres conveyed to Sald
Housing Authority and described In deed of record in Volume 317, Page 232, of said deed records, for the
southwest corner of said Lot 1, and the southeast comer of said 0.177 acre Ramirez tract and this tract;
THENCE: S 89°43'42" W, 57.90 feet with the north line of the said Housing Authority tract and the south
line of said 0.177 acre Ramirez tract to a 1/2" iron rod with a plastic cap stamped "TLS" set for the southeast
corner of said 0.128 acre Ramirez tract, the southwest comer of said 0.177 acre Ramirez tract, and this
tract, from which a 1/2" iron rod found in concrete for the southwest comer of said 0.128 acre Ramirez tract
bears S 89"43'42" W, 40.33 feet;
THENCE: N 01°09'39" E. 133.83 feet with the common line of the two said Ramirez tracts to the POINT
OF BEGINNING and containing 0.177 acres of land, more or less.
