The Georgetown Planning and Zoning Commission met on Tuesday, November 19, 2024 at 6-00 PM
at Council and Court Building, 510 W. 9th Street.

Public Hearing and possible action on a request for a Zoning Map Amendment to rezo
8.705 acres in the Orville Perry Survey, Abstract 10, from the Residential Single-Famil
(RS) zoning district to the Planned Unit Development (PUD) zoning district with base
zoning districts of Low -Density Multi -Family (MF-1) and Local Commercial (C-1), for th
property generally located at 903 Riverhaven Drive (2022-6-PUD) Ryan Clark, AICP,

Travis Baird, Assistant Planning Director, approached the podium to address the
commission and explained that the applicant requested that the item be removed from t
agenda with no time request on which it would return. I

Public Hearing and possible action on a Subdivision Variance to vary from the right-of-
way dedication requirements pursuant to Section 12.02.020.B&C and Table 12.02.030
of the Unified Development Code, for the property generally located at the southwest
corner of Sun City Blvd and SH-195, Georgetown, TX 78633, bearing the legal
description of a 9.364-acre tract, located in the Burrell Eaves Survey, Abstract No. 216,
in Williamson County. (2024-13-WAV) -- Caleb Fuhrer, Asst. Systems Engineering

Chair Perthuis asked if the adjacent property would have to request a variance to

the heavy traffic flow. Gilbert believed that members of Sun City who utilizes State I
Highway 195 would be at risk if the potential merge area is taken away. Gilbert disagre
with staff s assessment that the variance would not be a safety risk and that there is not
an increase in traffic anticipated on State Highway 195.

the granting of the variance will not be detrimental to the public health, safety or welfare
or injurious to other property in the area or to the City in administering this Code, the
the pUrposes of this Code, the application of a provision of this Code will ronder

would result in an unnecessary hardship.
