The Georgetown Unified Development Code Advisory Commission met on Wednesday, January 8,
2025 at 3:30 PM at Historic Lights and Water Works Building, 809 Martin Luther King Jr. Street.

Public Wishing to Address the Board

table at the entrance to the meeting room. Clearly print your name and the letter of the item on which you
wish to speak and present it to the Board Liaison prior to the start of the meeting. You will be called forward to
speak when the Board considers that item. Only persons who have delivered the speaker form prior to the
meeting being called to order may speak. Speakers will be allowed up to three minutes to speak. If you wish to
speak for six minutes, it is permissible to use another requestor's granted time to speak. No more than six

Consideration and possible action to approve the minutes from the December 11,
2024, Unified Development Code Advisory Commission meeting -- Erica Metress,

1.B Overnight Accommodations
Presentation and discussion on use definitions for overnight accommodations -- Sofia
Nelson explained that this item was the request of the committee to review definitions for
the overnight accommodations. Nelson acknowledged that there was conversation from
the previous meeting regarding the boutique hotel definition as, from professional
experience on the committee, 50 rooms or less was not accommodating. Nelson
provided the committee with an opportunity for recommendations for adjustments.
Committee Member Baran shared that in his experience 50 rooms for a •# hotel
wasn't sought after by developers and recommended at least 75 rooms for the use. The
committee agreed with increasing the number of rooms to at least 75 rooms. Nelson
believed that the intent of this use was to describe a smaller scale hotel, potentially a

the same in each zoning district as hotel, full service. Discussion regarding examples of
Nelson reviewed the points of discussion thus far for this Item. Nelson asked the
committee if there was a consensus on the removal of hotel, limited, update the hotel
boutique use to reflect no more than 75 rooms, if there were more than 75 rooms with the
hotel boutique use in the Mixed -Use Downtown zoning district, MUDT, then a Special
Use Permit, SUP, would be required, to retain hotel, extended stay, and hotel, full
service, and to allow hotel boutique in the CN, Neighborhood Commercial, zoning district
with a SUP.
Committee Member Baran recommended to remove hotel, full service, or combine
hotel boutique with the hotel, full service, use, and to remove all hotel uses from the
CN zoning district.
Nelson asked the committee if they would agree with removing hotel boutique and list it
as hotel, do not list the number of rooms, and just note that "more than 75 rooms in

committee Member Nichols recommended to remove the notation of an "interior
corridor" within the definition of hotel. The committee agreed to the following for the

The committee concluded this item with an agreement to remove hotel, limited services,
and to combined hotel, boutique, and hotel, full service, and name it as hotel.

Nelson encouraged the UDCAC members to read through chapter 14 regarding non -
conformities.
