Travis Baird, Assistant Planning Director, approached the podium to address the Board and established that the purpose of the variance is to set the parameters to begin the design and site plan process. Baird commented that the City of Georgetown does have a funded project for the expansion of Southwestern Boulevard including the extension of utilities and intersection improvements. 13MMEOM noted that it kes sense tor the use ot the land and requested tor a substanti I numr)er of trees to block out any ambient light and noise. Wuthrich emphasized his request to cut down ♦: the noise. moved by Doug Noble; seconded by Mike Tiland to Approve with the conditions that the variance shall be limited to one building on the site, that any building greater that 45' in height shall be located a minimum of 250 linear feet from the rights of way of Southwestern Boulevard and Southeast Inner Loop, as they exist on November 21, 2023, based on the criteria that that there are extraordinary or special conditions affecting the land involved such that strict application of the provisions of this Unified Development Zoning Variance will not be detrimental to the public health, safety or welfare or injurious to other property in the area or to the City in administering this Code, that the conditions that create the need for the Zoning Variance do not generally apply to other property in the vicinity, that the conditions that create the need for the Zoning Variance are not the result of the applicant's own actions, that the granting of "COMO W- t-u(- Zoning Variance, the application of this Code to the particular piece of property would effectively prohibit or unreasonably restrict the utilization of the property, and insufficient findings.
