The Georgetown Planning and Zoning Commission met on Tuesday, June 6, 2023 at 6:00 PIVI at
Council and Court Building, 510 W. 9th Street.

2.A Downtown Master Flan Update
Presentation and update on the Downtown Master Plan Update -- Kim McAuliffe,
Downtown and Tourism Director
Kim McAuliffe and Chris Geddes presented an update can the Downtown Master Plain
(DTMP).
Geddes reviewed their online survey results concerning the DTMP and City ouncil's
trip to the Dallas -Forth Worth area to visit historic downtowns including Waxahachie,
the Bishop Arts District, Lower Greenville, McKinney®, and Grapevine.
Nick Wester presented the results from their public engagement booth at the Red
Poppy Festival. Discussion on survey results collected at the festival.
Geddes reviewed developing themes that will influence the DTMP update, as well as
next steps for the project,
The Commission commended the consultants and staff on their work downtown.
McAuliffe noted that the "40 Years of Main Street" documentary is now available on the
City's Facebook page.
No action was taken by the Commission on this item.

Public Hearing and possible action on a request for a Zoning Map Amendment to zone,
upon annexation, 90 acres out of the J. Fish Survey Abstract No. 232 and the 1. Donagan
Survey Abstract No. 178 to the Public Facility (PF) zoning district for the property
generally located southwest of the intersection of Cedar Breaks Road and DB Wood
Road. (2023-3-ANX). Cesar Acosta, Neighborhood & Housing Program Manager
Cesar Acosta presented the staff report.
Discussion on road improvements in the area. Acosta established that Cesar Breaks is
designated as a local collector on the Future Transportation Plan.

Public Hearing and possible action on a request for a Zoning Map Amendment to
rezone 9.088 acres out of the David Wright Survey, Abstract No. 13, from the
Residential Single-family (RS) zoning district to the Industrial (IN) and General
Commercial (C-3) zoning district, for the property generally located at 2020 Airport
Road (2023-3-REZ) - Grant White, Planner
Grant White presented the staff report.
Chair Perthuis asked what the plan is for the intersection of Old Airport and Lakeway
Drive. Lua Saluone, Transportation Manager, established that there is a signal at the
intersection already, and the area will be studied once the Costco nearby opens.
Tayler Hutcherson, Applicant, approached the podium to address the Commission and
established that the isolated residential property adjacent to the subject property is under
contact to sell this afternoon. Hutcherson spoke to their previous projects and presented
renderings of potential building designs for the property.
Commission Stanley asked Hutcherson to elaborate on their concept of "flex space".
Hutcherson explained that they lean towards a 50/50 use of warehouse and office
space for contractor services, doctors offices, and small businesses.
Chair Perthuis opened and closed the public hearing with no speakers coming forth.
