1 AMENDMLNT TO THF; ZONING 01IDINANCE
AN ORDINANCE AMENDING THE EXISTING ZONING ORDINANCE BY RE-
PEALING SECTION 2.0301, AMENDING ALL OF SECTION 2.0301 BY
DIVIDING SAID SECTION INTO THREE CATEGORIES: "NM -1", "RM -2",
AND "RM -3", AMENDING SECTION 2.0302 REGARDING HEIGHT REGULATIONS
AND AMENDING PORTION OF "PART EIGHTEEN DEFINITIONS" RELATIVE TO
MULTIPLE 1AVELLINGS: PROVIDING A SAVING CLAUSE AND DECLARING AN
EMERGENCY.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GEORGETOWN, TEXAS:
Section 2.0301 is hereby repealed.
The "Zoning Ordinance" of the City of Georgetown is hereby amended as follows:
Section 2.0301 of said Zoning Ordinance is hereby amended to read as follows:
Section 2.0301
RM_I
1. Two-family dwellings or duplexes.
2. Three-family dwellings or tri-plexes.
3. Stuuctures permitted in areas zoned "R -S"
RM -2
1. Occupations and activities carried on by resident members of families
where (A) there is no sign other than one sign (non -illuminated) not larger than
four (4) square feet in area, (B) no products but those made on the premises
are,sold on the premises, (C) mechanical equipment used in that is normally used
in a dwellings, and (D) only one person, other than a member of the family is
employed.
2. Lodging houses.
3. Apartment hotels.
4. Row houses or town houses.
5. Multiple -family dwellings.
6. Any use authorized under "Rit-1" above.
RM- 3
1. Hospital or clinic other than of a veterinarian.
2. Religious, educational and philanthropic institutions, but not animal
care.
3. Clubs, lodges, fraternities and sororities where the chief activity is
not a business.
4. Offices and office buildings. Total office s ace in a single structure
shall not exceed a floor area of five thousand (5,000 square feet.
5. Personal service shops such as beauty shops and barber shops, but not
beauty and/or barber schools or colleges.
6. Studios or artists and photographers.
7. Nursery, pre -kindergarten, kindergarten, play, special and other private
schools.
8. Convalescent or rest homes.
9. Any use authorized under RM -2 above.

Section 2.0302: "Height Regulations" is hereby amended to read as follows:
1. Rbl-1 buildings shall not exceed thirty-five (35) feet or two and one half
2r) stories in height.
2. RM -2 and RM -3 buildings shall not exceed forty (40) feet or three (3)
stories in height.
PART EIGHTEEN DEFINITION: WILTIPLE DIVELLING" is hereby amended to hereafter
read as follows: "Multiple -Dwelling: A building that contains more than three
living units."
Severability. If any section, paragraph, subdivision, clause, phrase or pro-
vision of this ordinance shall be judged invalid or held unconstitutional, the
same shall not in any manner be so construed as to effect the validity of the re-
mainder of this ordinance as a whole or any part of provision thereof, other than
the part so decided to be invalid or unconstitutional.

The fact that the passage of .this ordinance is of great public importance
to immediately put into force the aforesaid ordinance amendments creates a public
emergency and necessity and therefore this Amendment shall take effect from and
after this reading and its adoption and passage.
READ, PASSED AND ADOPTED by unanimous vote, this the 8th day of November,
1971, at first reading, and on 13th day of December, 1971, on second reading.
